Summary
Aston Mill Granary nestles in a peaceful and tranquil spot adjacent farmland, some 5 miles east of Ross and approx. 12 miles northwest of the cathedral city of Gloucester. The property is primarily of brick construction, under a clay tiled roof, and was originally a granary for the nearby corn grinding mill. Some years ago, this was sympathetically and imaginatively converted to create the property of immense character that we see today.
There is a superb 25' drawing room of exceptional appeal with its high apex beamed ceiling and superb brick fireplace and chimney to one wall. Adjacent is the 18' farmhouse style kitchen/breakfast room, again with Oak beams and apex ceiling and marble topped breakfast bar. As currently used, the property has three excellent double bedrooms, each with en-suite bathroom and w.c., but there is also a 16' snug on the lower ground floor which could become a further bedroom if required.
A flagstone path beneath a stout timber pergola, adorned with wisteria and roses, leads to the detached studio/summer house and conservatory, 24' in length and this would make an exquisite working from home office, set as it is within the totally enclosed part walled garden.
The vehicular approach to the property is a fine feature, commencing at the splayed access and cattle grid, and then continuing as a gravelled driveway flanked by trees to form a circular turning area directly adjacent to the southwest façade of the property. Closing the vista at the extreme head of the driveway is the excellent 21' brick built garage, with superb loft space and excellent headroom thereover.
Lying to the southwest of the approach drive is the very gently sloping grassy paddock with stable to one side, and both vegetable and soft fruit beds towards the southwestern corner boundary. Total ground extending to approx. 1.25acres.
All in all, a unique property of considerable appeal. It should be noted that most rural properties within Herefordshire do not have a mains gas supply. Aston Mill Granary is extremely unusual because it does have mains gas which supplies both central heating and the kitchen range.

Directions
Leave the eastern outskirts of Ross at Hildersley roundabout (Ross Fire Station) taking the A40 towards Gloucester. Drive through Weston and Ryeford, and shortly after a large impressive house on the left called Wharton Lodge, take the easily missed next left turning at a sharp right hand bend, signposted Bromsash. Take the first turning right down a single track lane. After halting at the next minor crossroads, proceed over and continue along this lane passing an attractive black and white farmhouse on the left. A few hundred yards after same, the drive way to Aston Mill Granary will be seen on the right hand side.
