The Property

2 Potts Gill is situated in an idyllic position within the Lake District National Park within easy reach of the peaceful villages of Caldbeck and Hesket Newmarket. The property occupies a glorious elevated position surrounded by stunning open countryside and the Lakeland fells. The main house is a beautiful example of a traditional Cumbrian farmhouse, originally dating from 1750, which has been thoughtfully and sympathetically renovated to create a welcoming home. In addition to the main house, further accommodation is offered in the annexe which has been converted from one end of the grand original stone barn adjacent to the house. There is great flexibility and scope to develop the outbuildings further, subject to securing the necessary consents.

Main House

The generous entrance porch is a substantial room in its own right, and provides a warm welcome to the house. The principal living accommodation includes a striking stone inglenook that houses a wood burning stove, with a lovely window seat offering a restful spot. The snug provides another cosy yet spacious reception room, whilst the garden room enjoys wonderful views across High Pike.

The kitchen/breakfast room has a fine range of cabinetry with Honister slate worksurfaces and an Esse range as a focal point. There is ample space for a table and chairs for dining. In addition there is a secondary kitchen/utility room with further storage and another Esse range. From this room a characterful spiral staircase leads to a bedroom/office above. A large pantry, a shower room and a separate WC complete the ground floor accommodation.

On the first floor there are three bedrooms plus the fourth bedroom/study, all with varying outlooks. The bedrooms are all lovely doubles, and the study offers the perfect spot to work from home in a truly inspiring environment. The bedrooms are served by two well-appointed bathrooms, one of which is Jack & Jill to the third bedroom and study.

The Barn Annexe

The annexe is full of charm and character, with extensive glazing making the most of the fantastic views. The open plan sitting room, dining room and kitchen is an inviting space with a vaulted ceiling to one end and well-defined areas. Underfloor electric heating beneath the oak flooring adds subtle modern comfort to the traditional atmosphere created by the exposed beams and bespoke kitchen cabinets.

Hand crafted stairs rise to the first floor and two bedrooms, a double and one single and both brimming with character. This ancillary accommodation offers a host of opportunities, depending on individual requirements.

Externally

The beautiful gardens are a key feature of 2 Potts Gill and have been carefully maintained to encourage local wildlife in abundance, including otters, pheasants and ducks which have all been spotted visiting. There are lawned areas, a large pond with attractive bespoke water feature, a meandering beck, wooded areas that are a haven for red squirrels and a west-facing summerhouse nestled in a secluded corner with magnificent views.

The original stone-built barn has the annexe to one end and a huge amount of further space, including a utility/boot room, a vast workshop, barn storage space and a garage area. A sauna has been fitted in a corner of the workshop and is paired with a hot tub just outside the workshop doors. There is scope to develop further, subject to the necessary consents. In addition, there are three detached stone outbuildings within the grounds.

A paddock of around 0.65 acres is located across the driveway which will appeal to interested parties looking for a property with a manageable piece of land for a horse or pony.
