Glenbank House Hotel is a very attractive B listed, early
19th Century cream sandstone villa with Georgian style
architecture, set within private grounds. Arranged over
ground and first floors beneath a pitched slate roof, the
original property has been extended to the side and the rear.
Internally it retains a number of period features, including
plaster cornicing, feature fireplaces, a decorative stained
glass window and sash windows. The property has been
used for many years as a hotel and is arranged as six
ensuite bedrooms on the first floor, with a number of light
and spacious reception rooms and one ensuite bedroom
room on the ground floor.
At the rear of the property is a conservatory, which gives
access to a garden. Glenbank house has well-proportioned
gardens and grounds to front and back extending to
approximately 0.77 acres, with an area of woodland
sloping down to the Skip Running Burn. A drive leads from
Castlegate, through gate piers in a low boundary wall, to a
large parking area at the front of the house, with a number of
outbuildings close-by. The next-door property (Glenhome)
has a right of access along the drive to its own entrance.

Planning
Planning Permission (20/00303/FUL) was granted on
2 July 2020 to change Glenbank from a hotel to a large
family house. There is further potential to reconfigure
the property internally. Glenbank House is B Listed and
lies within the Jedburgh Conservation Area. (see www.

Situation
The Royal Burgh of Jedburgh is a popular town in the heart
of the Scottish Borders. It was recognised by the Sunday
Times in March 2015 as one of Britain's best places to live
and in the top fifty of the finest rural communities. Centred
around the bustling High Street, which consists of a mix
of attractive period properties, there is a wide variety of
retailers, restaurants, cafés and bars and well as a
Co-op supermarket. The surrounding countryside is famous
for its beauty and its wealth of sporting and recreational
opportunities. The magnificent ruined Jedburgh Abbey,
which was founded in 1118, dominates the town centre and,
as a scheduled historic monument, draws in large crowds of
tourists following the Borders Abbey Way.
St Boswells and Melrose are both situated a few miles to
the north west of Jedburgh, providing a further range of
independent shops and cafés, whilst there is a Sainsbury's
superstore and a Lidl in Kelso some 10.5 miles to the
northeast.
Located on the A68 the town benefits from excellent road
connections to Edinburgh, Newcastle and the South. Train
links to Edinburgh are via the Borders Railway terminus at
Tweedbank, about 15 miles to the north The area is also
served by a number of local bus routes. Jedburgh is almost
equidistant from Edinburgh and Newcastle International
Airports.

Situated on the south side of Jedburgh, the Glenbank House lies to the west of Castlegate (B6358) close to its junction with Athol Crescent, between Jedburgh Abbey and Jedburgh Castle Jail. Glenbank House is bounded on the north and south sides by residential dwellings and by Skip Running Burn to the west, in what is a predominantly residential area. Jedburgh High Street and its various amenities lie about a quarter of a mile to the north.
