SELLER'S INSIGHT
We were living in France when our first grandchild was born, prompting our return to be closer to family.
By necessity, we were looking for a house we both liked with plenty of grassland and good facilities for horses. Our search took us across Suffolk, Essex, and even into Norfolk, and then we finally came across Kedington and Cotton Hall Studs.
We bought the property from a well-known international carriage driver who was one of the top breeders of Hackneys in the country, so the equestrian facilities were well maintained and exactly what we were looking for.
We currently have seven horses and two foals, so we have plenty of room with the fifteen stables and sixteen acres of paddocks. The yard is, ideally, very close to the house.
All the stables are built with high ceilings which makes for ample head room and good ventilation throughout. Our paddocks have been well maintained, with the largest field recently reseeded; we took our first crop of hay this year, and we've allowed all the dense boundary hedges to grow high to give shelter from the sun and the rain. All the paddocks are connected to water by a hose system but the infrastructure for piped water has been previously laid underground, it just needs updating and finishing.
We've made various improvements to the house over the years and most recently we've installed a lovely open plan kitchen, which is very much the heart of the house. We also invested in twelve solar panels which produce enough power to run the house during the summer months, plus a surplus which we sell back to the energy supplier. Even in the winter months, the solar panels significantly reduce our electricity bills, a major bonus in these uncertain times!
We're situated on the outskirts of the village, within walking distance along the Stour Valley Path, so we have the best of both worlds. We have the of pleasure of living in such a peaceful place, but with a thriving village community on the doorstep if we want it. The village has a lot to offer with a local WI group, organised community activities, events on the village green and various kids' clubs in the summer holidays.
We also have great access to Cambridge, Newmarket and Bury St Edmunds, with Haverhill only a ten-minute drive away for the weekly supermarket shop. Importantly for the horses, we have an excellent equine vet practice only thirty minutes away.
We've made the difficult decision to move because we've finally decided it's time to downsize to a smaller property but this house, and its tranquil situation, will be hard to match.
THE PROPERTY
Cotton Hall Studs is situated in 16.5 acres of beautiful countryside within walking distance, via The Stour Valley Path, of the thriving village of Kedington.
