Description

Church Farmhouse is in the heart of the village and is a handsome Georgian house built from around 1762 onwards which has great character with many period details. These include flagstones, beams, various fireplaces and vintage pine doors. The house has recently been extensively improved and refurbished with works including a well-appointed kitchen and luxurious contemporary bath and shower rooms.

Tall double gates open to a driveway flanked by the house and buildings which give total privacy. A door, on the north side of the house, opens into a hall which links through to the south side of the house and the garden. Off the hall are a cloakroom (with basin and wc), boot room and a pantry store with shelves and the gas boiler. This hall leads to all the main rooms including the Amdega conservatory which in turn opens into the garden.

Accommodation

There are two principal reception rooms being the drawing room and sitting room. The drawing room has a splendid inglenook fireplace with a very attractive pine surround and a large woodburning stove.
The sitting room is equally comfortable having window shutters, bench seats above the radiators, wood effect tiling and a beautiful cast iron fireplace with a pine surround and an inset woodburning stove.

Doors from the sitting room and the hall lead into the 27ft. kitchen and dining room. This has flagstones, is extensively fitted with cupboards and quartz white sparkle worksurfaces, a gas fired Aga and appliances including a gas hob, extractor and dishwasher, a fitted bench seat and lots of space for a large dining table.

****

From the kitchen a door leads into a side hall and a suite including a large bedroom, shower room and kitchenette.
The bedroom has bi-folding doors to the garden and a fascinating limestone tiled floor with the limestone containing fossils. Likewise, the shower room has similar tiling, a Hansgrohe shower and Geberit basin and wc. The kitchenette again has the fossilised limestone tiling, a sink unit, store cupboard, plumbing for a washing machine, electric cooker point and a door to the garden.

First Floor

On the first floor are 6 bedrooms, a bathroom and an en suite shower room.
The two bedrooms on the east side both have built in cupboards. One has reclaimed pine floorboards and the airing cupboard and the other has beech flooring.
The family bathroom has grey tiled, wood effect, flooring, a Hansgrohe rainfall shower, bath, wc and basin and large lighted mirror. It had doors to the landing and one of the bedrooms. The en suite shower room has A Hansa multi-function shower, basin and wc and lighted mirror.

Gardens

These are an absolute delight, mainly being on the sunny, southern side of the house with a large, paved terrace, flower and shrub beds, lawns, trees and a variety of fruit trees including apples (eating and cooking), damson, pear, walnut, and cherry.
At the side of the house is a small kitchen garden with raised beds and a wooden framed greenhouse, close by is a BBQ area and a large Hot Tub.
On the north side of the house are outbuildings, garaging and plenty of parking space.

The previous owner of Church Farm House has by Deed of Covenant a 50% share of any uplifting value should an additional house be built in the gardens.
