INTRODUCTION

The sale of 148 acres of land at Well House Farm is the first time this land has come to the Open Market for almost 100 years. As such it is a very rare opportunity to acquire a parcel of land of this area and quality, which is strategically situated close to the English/Welsh border and in close proximity to existing residential development and also the Aeronautical & Manufacturing Complex at Hawarden Airport and Airbus. The soils (with the exception of Lot 3 - see later notes) are loamy and clayey soils of coastal flats with natural high ground water as defined in Soilscapes and Soil types issued by Cranfield University and are classified as mainly being Grades II on the Agricultural Land Classification Map of the Area capable of growing heavy cereal and fodder crops or excellent crops of grass for conservation or grazing. The majority of the fields are large regularly shaped ideally suited to modern farming practices with easy access directly onto Council roads.

LOCATION

The land is situated surrounding the original farmstead at Well House Farm and is strategically located midway between Saltney and Broughton with the southern boundary bounded by the A5104. To the north the land adjoins the extensive aeronautical complex based at Hawarden Airfield which amongst other industries includes the highly successful Airbus UK Manufacturing Plant. The land is divided by Broughton Mills Road along which there are many well established industrial units. The city of Chester is approximately 3 miles with access onto the A55 North Wales expressway within 1 mile which in turn connects to both the M53 and M56 motorways and the national motorway network.

Agricultural services are well provided for with the livestock markets at Mold, Ruthin, St Asaph and Oswestry with a well established and comprehensive agricultural service and contracting infrastructure in the locality.

LOT 1 - 82.89 ACRES (shown shaded pink on plan)

Lot 1 extends to 82 acres of arable land comprised within 3 large level field enclosures with frontage onto the A5104 to the south, and onto Saltney Ferry Road with access thereto on the eastern boundary. The land also has the benefit of access over the access road leading past Well House Barns. (AS SHOWN ON SCHEDULE ATTACHED)

LOT 2 - 41.16 ACRES (shown shaded blue on plan)

The majority of the land is down to arable cropping in 2 level regularly shaped enclosures with two small pasture paddocks extending to approximately 3 acres. Access is either off Broughton Mills Road or via the access road to Well House Farm Barns. (AS SHOWN ON SCHEDULE ATTACHED)

LOT 3 - 24.89 ACRES (shown shaded green on plan)

Lot 3 comprises 2 parcels of pastureland together with a small area of a former railway line. Both parcels have historically been the subject of landfilling/land raising but have been successfully reinstated to agricultural production, providing useful grazing and hay/silage ground. Access is obtained via Broughton Mills Road. (AS SHOWN ON ATTACHED SCHEDULE)
