The Stack Yard with commercial buildings, yard and grassland to about 5.46 acres (2.20 ha).

DESCRIPTION

The Stack Yard is also accessed off Cooks Lane via a private unadopted lane and is situated opposite the back entrance drive to Tushingham Hall. The Stack Yard comprises a former estate yard which has subsequently been used as a commercial premises by a plant & machinery business and a separate road contractor. The yard is surfaced with hardcore (100’0” x 80’0” approx.) and accommodates diesel tanks and 3 steel & timber bunkers with concrete floors. To the back of the yard is a 3 bay steel portal framed machinery shed/workshop (60’0” x 25’0” approx.) with concrete blockwork walls and corrugated tin side cladding beneath a corrugated fibre cement roof. The building has a concrete floor, inspection pit and the benefit of water and electricity supplies. Against the east elevation is a lean-to store constructed of concrete blockwork beneath a plastic-coated steel profile roof. The yard has previously accommodated a temporary office/portacabin and there is a septic tank.

The building and yard are acknowledged by Cheshire West & Chester Council to be commercial premises. As such there may be scope to obtain planning permission for change of use to residential on the grounds that it is a brownfield site.

Behind the yard and included with Lot 6 is a parcel of agricultural land laid to grass which would be ideal as a pony paddock in the event of a favourable planning consent on the commercial building. The field is flat, has a water supply and field gate with road frontage to Cooks Lane. The whole extends to 5.46 acres (2.20 ha) or thereabouts.
