The Opportunity
Expressions of interest invited for freehold interest in the land edged red. The site amounts to approximately 17.1ac / 6.9ha with the possibility of splitting the land depending on the proposed use.

The land, as indicated by the blue line, is owned by North Tyneside Council, and amounts to 1.9ac / 0.8 ha.

Location
The site is located to the east of the proposed Indigo Park, which will extend to 82 acres, making it the largest warehouse development in the north east. Sandy Lane (A1056) is located to the south, and has approximately 3000 vehicles per hour during morning traffic.

Local businesses include automotive retail parks and haulage firms. Land adjacent to the site has recently been granted planning permission for a roadside drive-thru and petrol station which is due to open in the summer of 2019.

Residential development for over 500 units is under construction to the east of the site, indicated by the turquoise line.

The site is adjacent to Weetslade Roundabout and Sandy Lane, linking the A1 with the A19 and A189 strategic roads.

Potential Use
Subject to necessary consents, the site could be suitable for a variety of roadside uses including hotel, drive-thru or retail development alongside high quality industrial and employment uses.

Access
Existing vehicular access is taken from the B319 to the north. Potential access could be made from an alternative location, as indicated by the orange line, subject to consents.

Weetslade roundabout, located to the south-east, is programmed for a strategic highways upgrade by North Tyneside Council.

Planning
The site has been identified in North Tyneside Council Local Plan for employment development. The site allocations are known as E003 and E004 and are recognised as being developable and deliverable within the Local Plan period.

The Council have recently allowed retail use on the adjoining land to the west of the site, currently under construction.

Servicing
Purchasers are required to confirm the exact location and suitability of services to meet their requirements.

Costs
Each party will be responsible for their own costs incurred.
