Luxurious barn conversion in secluded courtyard setting.

Location

The Barn enjoys a secluded setting amidst the grounds of Shaw Farm. The property is equidistant between the villages of Kilmaurs and Stewarton and is naturally sheltered by woodland. The village of Kilmaurs lies between Kilmarnock and Stewarton and is within striking distance of the M77 which provides excellent access to Glasgow and Ayrshire. The city of Glasgow can be accessed easily by road or by rail from Kilmarnock or Stewarton station (Glasgow Central approx 35 minutes).

Kilmaurs offers primary schooling, with secondary schooling in the neighbouring village of Stewarton. Private schooling is available in Ayr at Wellington School (ages 3-18) and a wider
range of private schools is available on the south side of Glasgow, including Hutchesons' Grammar School and Craigholme School for Girls. The Ayrshire coast is famous worldwide for golf, with championship links courses at Royal Troon, Prestwick and Turnberry, all of which have hosted The Open Championship. There are also golf courses at Ayr, Dailly (Brunston Castle) and Irvine, with a 9-hole golf course at Maybole. A new course designed by Colin Montgomerie has recently been established at Rowallan Castle. Ayr Racecourse has regular race meetings and hosts the Scottish Grand National in April and the Ayr Gold Cup in September. Additional equestrian facilities are available at Rowallan Castle. There is excellent sailing on the Firth of Clyde with yachting marinas at Troon and further up the coast at Largs and Inverkip. Prestwick Airport offers services to continental European destinations while Glasgow Airport and Edinburgh Airport provide a wide range of domestic and international flights.

Description

The Barn at Shaw Farm is a striking L-shaped former agricultural barn which has been beautifully converted and offers an abundance of natural light throughout. The main accommodation is stone built under a slate roof extending to approximately 3422 square feet.

The accommodation begins with the porch which leads into a large open plan dining/drawing room with cosy wood burning stove and ample space to relax. From here there are double French doors with access onto a large patio area, creating the perfect layout for entertaining and taking advantage of the impressive south facing garden. This room flows through into a newly modernised kitchen, complete with central breakfast island and fitted with high spec appliances, wall mounted units and LED lighting. Between the kitchen and living area sit a WC, storage and utility room.

Following along the L-shape of the main accommodation, the ground floor also benefits from a bedroom with its own shower room. Along from this there is also a snug sitting room which could easily be used as a fifth bedroom, with wood burning stove and beautiful large windows taking advantage of the open aspects beyond.

Upstairs, the first floor comprises three exceptionally spacious bedrooms. The principal bedroom has been divided to allow for a generous dressing room at the rear, complete with ceiling height mirrors. A well appointed walk in wardrobe and bathroom complete the principal suite, while one of the other two bedrooms also has an en suite shower room.

Externally the property benefits from an extensive rear garden circa 0.8 acres, mainly laid to lawn with woodland at the bottom providing privacy and an enclosed feel. There is parking for multiple vehicles within the large courtyard. The property is fully alarmed, with CCTV and newly fitted electronic gates.

The detached stone built double garage provides further secure parking. The garage is partially lined internally and has a WC at ground floor level. The area above the garage has been converted and has planning permission in place for a gymnasium. Currently it is used as a bright and elevated space with open plan main room, kitchen and shower room. The garage contains the CCTV cupboard and a separate central heating system for the area above.
