Main House
Stonehill House is described as ‘The perfect timber-frame Sussex house’ by Nikolaus Pevsner in his book ‘The Buildings of England’ - Sussex edition. The property is believed to date from the 15th century, with later additions and is understood to have formed part of the Sackville family’s estate.

The main house provides well-proportioned and interesting accommodation arranged over three floors with generous overall ceiling heights and a wealth of period features. From the entrance courtyard, a wide front door leads through into the entrance hall. The ground floor accommodation provides an elegant dining room, a generously proportioned drawing room with a large inglenook fireplace, a cosy snug with a wood burning stove and a panelled study. In addition, approached from the dining room is a delightful garden room with a wonderful outlook over the formal garden.

The kitchen has an Aga, polished slate floor and is fitted with a range of wooden fronted units with granite work surfaces over. From the kitchen, a short flight of steps lead down to the breakfast room which has a vaulted ceiling. The ground floor accommodation is complemented over the first and second floors by five bedrooms, two bathrooms and a shower room.

Barn
A substantial converted Sussex Barn which provides an impressive vaulted reception room with an adjacent kitchen and a cloakroom oblique shower room. On the first floor, there is a spacious bedroom and bathroom and a further bedroom on the ground floor.

Gardeners Cottage
Attached to the barn and providing separate one bedroom accommodation.

Stonehill House is situated 1.4 miles from the village of Horam, which provides a range of shops and amenities for every day needs. The pretty village of Chiddingly is about 2.5 miles away, again with a range of amenities and popular the Six Bells public house. There are mainline railway stations at Uckfield, Lewes and Tunbridge Wells. The old market town of Heathfield is some 5 miles away, and has an excellent range of shops and amenities, including two supermarkets.

The historic county town of Lewes is some 12 miles away, while the coastal town of Eastbourne is about 13 miles. The interesting spa town of Tunbridge Wells is about 18 miles to the North. There are numerous well regarded schools in the area, including St Bedes, Eastbourne College, Mayfield School and Skippers Hill Manor. The Ashdown Forest, together with the South Downs National Park and the beautiful surrounding East Sussex countryside, provide wonderful opportunites for walking and recreation.

Gardens and grounds
Stonehill House stands within beautifully landscaped gardens and grounds, which provide a very special and colourful setting for the property. From the lane, ornate wrought iron entrance gates give access to a large paved courtyard, enclosed in part by a clipped yew hedge and an old brick wall. From the courtyard, a short flight of steps lead up to the front door. The principal formal gardens lie to the south-east of the main house, and running the entire width of the house is a York stone terrace with an ornamental pond. From the house and terrace there is a beautiful ‘window’ over the property’s land and unspoilt wooded countryside beyond.

Adjacent to the Sussex barn and the cottage is a sheltered lawned garden with a central circular clipped box hedge. The remainder of the gardens have been carefully landscaped and planted over the years and have been divided into a number of ‘outside rooms’ with numerous mature specimen trees, mellow brick walls, York stone paths, clipped hedges, and a rose garden. Situated in a secluded and tucked away position is the heated swimming pool with a timber pool house. Beyond the swimming pool is a superb part walled kitchen garden with an asparagus bed, herb beds, a fruit cage, vine clad pergola , orangery, greenhouse and store. To one side of the kitchen garden is a small orchard. Bordering the kitchen garden is the all-weather tennis court. Beyond the formal gardens are further landscaped lawns .

The main entrance to Stonehill House is approached via the wrought iron gates leading to the main courtyard. A secondary gated entrance leads to a courtyard. Adjacent to the parking area is a weather board and tile two bay open fronted garage with an adjacent workshop and lean-to store. The gardens and grounds provide a very special setting for this historic country house. In all, 5.06 acres.
