The Property
Field Farmhouse, a standalone property surrounded by rolling English countryside and boasting extensive views, has the benefit of feeling rural in its setting, whilst only being a short drive from the pretty market town of Market Harborough and its mainline station which has direct links to London St Pancras.

The property, which originally dates to the 1800s and formed part of the Althorp Estate, has been refurbished and substantially extended by the current owners to add a new ‘wing’, creating an expansive 61 ft modern, glazed kitchen, living and entertaining room, flooded with light through contemporary three tier sliding doors, large roof lights and floor to ceiling picture windows framing stunning views to Brampton Ash church to one side and out across the valley to the other. The doors and windows have been custom fitted with Appeal Home Shading blinds that can be remotely controlled, to adjust the light levels in this lovely room on warmer days, whilst still allowing a sense of the wonderful views beyond. The refurbishment and improvement of Field Farmhouse has been carried out to an exceptionally high standard, and of particular note is the stunning bespoke kitchen designed and created by Mark Wilkinson from their Portobello Collection, complemented by underfloor heating to the Porcelanosa tiles, and further enhanced by Rako Colour Flow smart lighting, which can be programmed to create the perfect atmosphere.

The kitchen, which forms a major part of this expansive room, is fitted with high quality appliances, including an electric, dual control, five oven Aga, with integrated module oven and ceramic hob, a large Gaggenau Fridge and Freezer, two Miele dishwashers, Quooker tap, and an integrated Liebherr Vinidor wine cooler which can hold up to 80 bottles with adaptable temperature zones to keep a variety of wines at their optimum temperatures. The large island has granite work surfaces, a vegetable preparation area, a useful breakfast bar and floor level lighting complementing the well thought out lighting scheme throughout the kitchen. A contrasting range of units provides a wide selection of storage cupboards and pan drawers, as well as a discreetly hidden pantry of generous proportions. An entertaining area at the centre of the room and adjacent to the wine cooler, is perfectly positioned to enjoy the views, with a large breakfasting bar with Champagne trough, alongside which the exposed brick wall is lit by the Rako Colourflow adaptive lighting to create a striking centrepiece set between two mirrored drinks cupboards. To the far end of the room is space for a large dining table and comfortable seating area, with the full height windows giving impressive views of the neighbouring pastureland.

Off the kitchen is a large utility room with a shower room, WC and wash basin, with floor to ceiling Porcelanosa tiles to one end, and a rear hall with stairs leading up to a large en-suite bedroom with mezzanine living area over. This bedroom, which could easily be used as the principal bedroom due to its size and quality, has stunning double height glazing which perfectly frames the views to Brampton Ash, and doors from here open onto what could become a superb balcony. There is a large dressing area with custom built hanging space and storage, which leads through to a generous en-suite shower room, with Porcelanosa tiling and underfloor heating.

Returning to the ground floor, an elegant drawing room offers a comfortable retreat, with the Elizabethan fireplace, which originated in the beautiful Kirby Hall, adding a central focus, and sash windows are set in a wide bay with window seat overlooking the garden and fields beyond.
A comfortable family room, with open fireplace, is set off the large open hallway and leads through to the stunning Hartley-Botanic Victorian Grand Lodge Glasshouse. Designed to act both as an entertaining space and more practical glasshouse, the Glasshouse has underfloor heating beneath a Victorian style tiled floor and has automatic vents to control the temperature throughout the seasons.

The basement is a triumph; the Rako Colourflow lighting continues to create zoned mood lighting, with a bar to one end of the room with a Brazilian pebble work surface adding a touch of glamour. Built in speakers linked to Spotify give complete control of the ambience, and a wine room to the far end sets an excellent temperature for most collections.

To the first floor, the principal suite is set to the top of the primary staircase encompassing the entire first floor of one wing of the house. A beautiful and substantial dressing room, hand built by local craftsman leads through to an open plan shower and en-suite with Heritage fittings, orientated to allow light to flood through the space uninterrupted. Beyond this, the bedroom, with French doors leading to a balcony with far reaching views, is of a very generous size and is a lovely space, with lighting controlled via remote, and enjoying views to three sides.
Also to the first floor are two further guest rooms, a bathroom with white Burlington suite including rolltop bath and double freestanding shower, and a final bedroom of excellent proportions, with built in wardrobes and en-suite shower room with underfloor heating. In all, five bedrooms and four bathrooms.

THE APARTMENT
Set over the four-car garage is an extensive open plan apartment with high, vaulted ceilings, underfloor heating and a Juliet balcony to one end to take in the views up the drive across the parkland to the front. In its present layout, the apartment is open plan, with a well-equipped kitchen and island unit to one end, and a shower room, with a Heritage suite. The space could easily be adapted to create two well-sized bedrooms and a living room from the existing layout.

OUTSIDE
The beautiful grounds at Field Farmhouse are approached via wide electric gates, formerly from Twickenham Rugby Stadium and dating to 1904, with an entry system with CCTV linked to the main house and apartment. From here, along a gravelled driveway, which passes a mature natural pond, with decked seating area and through several acres of parkland bordered by mature hedging to one side, and a spinney of mature native trees to the other, sweeping through the grounds lined with Lime trees encased in wrought iron guards, which have a built in lighting system operated from the main house. The four car garage with electric remotely operating doors, has a workshop area to one end and plant room housing the Bio-mass heating system to the other, and useful covered store perfect for log and timber storage.
Adjacent to the main house is a pretty garden area with 5 large raised beds surrounded an abundance of colourful planting designed to attract butterflies, bees and other pollinators, as well as a range of soft fruit plants. The lawns are expansive, surrounding the majority of the property, with mature trees interspersed, particularly of interest being an avenue of silver birch framing the views to Brampton Ash Church which is lit at night.

Two elevated decked areas frame the house, with the largest of these spanning the width of the kitchen and entertaining room. Through the bi-folding doors of the kitchen is a wide southerly facing entertaining deck with space for recliners, entertaining, bathed in sunlight throughout the majority of the day, and the Jacuzzi 6 seat hydrotherapy spa with colour flow lighting and built in bluetooth speaker system, in the perfect location to enjoy an uninterrupted sunset. The other deck is accessed from the inner hall and adds a sheltered spot from which to take in the last rays of the sun, whilst being able to enjoy the colour of the cutting garden and lights of the Glasshouse. Behind the apartment is an informal garden area, with chicken coop and run, and storage space adjacent to the garage.
