In a quiet secluded rural location is this fantastic Grade II listed former hall house amid circa 10 acres with equestrian facilities and unobstructed countryside views

* Cranbrook School catchment area *

Lomas Farm House is a truly delightful property that offers rural living in the true sense with unobstructed views across Wealden countryside to enjoy throughout the seasons.

Nestled amongst 10 acres of paddocks and gardens, with unobstructed views sits Lomas Farm House. The property is a former hall house with the oldest part dating from the 15 century; later additions in the 19th century and most recently at the turn of this century. Lomas Farm House is coming to the market for the first time in almost 40 years having been a much loved family home.

The property is approached down a private lane and along a short driveway, arriving at a carriage sweep to the front of the property. There is a plethora of original features throughout, with the property displaying beams, tiled and brick flooring and fireplaces.

Primary entry is to the side which leads into a spacious boot room equipped with a wood burning stove, furnished with original brick flooring and a stone sink for washing off muddy boots. The kitchen/breakfast room is the true heart of the home. It is traditionally fitted with bespoke units created from wood salvaged from a local windmill incorporating an oil fired Aga, butler’s sink and integrated appliances. Limestone flooring and a spacious breakfast island complete the space. The kitchen also offers access to the first floor via a secondary staircase.

The ground floor also includes a family sitting room, formal dining room, drawing room, playroom, office, utility and cloakroom. In addition, there is a spacious cellar which houses the main boiler and offers good storage space.

The first floor comprises a master bedroom with en suite bathroom, guest bedroom with en suite shower room, four further bedrooms and a family bathroom. The attic, accessed via its own staircase offers an additional bedroom space as well as a large storage area which could be converted to additional living space subject to any necessary planning consent(s).

OUTSIDE
The property is surrounded by circa 10 acres of gardens, grounds and paddocks. There is stabling and equestrian facilities including a rubber school and a former tennis court which is now used as a hard standing area. The gardens are a real delight and wrap around the property.
