Superbly presented barn conversion with stunning accommodation and far reaching open views

Description

The Barn, which is not listed, was built in 1868 and renovated in 2010 to an incredibly high standard. The property is constructed from red brick under pitched pan tiled roofs and benefits from far reaching views. Internally, the house has numerous features, including a vaulted ceiling in the sitting room and underfloor heating throughout the light-filled and well-flowing accommodation. Of particular note, is the stunning and extremely well equipped open plan kitchen, which is connected to the entrance hall through glazed doors and to the central courtyard through bi-fold doors. The central courtyard can, in fact, be accessed from all around the property through bi-fold doors. The kitchen is well fitted with hand made units, granite worktops and a large central island with built in appliances that include an instant boiling water tap, range oven and an integral walk in pantry. The kitchen opens into the sitting room with a stunning vaulted ceiling and feature roof trusses, a wood burner and far reaching views over the gardens and meadow. The spacious dining room, with exposed original brickwork has a large fireplace suitable for a wood burner. The drawing room, also with a wood burner, is located to the far end of the barn, beyond a study and a downstairs en-suite bedroom, and has doors out onto the central courtyard as well as the south facing walled garden. The master bedroom has dual walk-in wardrobes and the bathrooms are all modern in design and several with a polished plaster finish. The house is presented to a high standard throughout with the majority of the rooms benefitting from extensive views over the gardens and open countryside.

OUTSIDE

Blackstock Barn is reached through gates off a private drive which leads to a neighbouring property and culminates in a large parking sweep to the side of the barn. There is a triple garage with electric doors and which also has an independent oil fired heating system and a greenhouse. Beyond this, is an agricultural machinery building. There is a central courtyard terrace, ideal for alfresco dining and a sheltered south facing lawned garden with established flower beds. Beyond the more informal lawned gardens is a paddock with spectacular far reaching views over the open countryside. The property also benefits from a central technology system supporting TV, Radio, DVD, a Clipsal lighting system with touch screen and an air conditioning unit in the master bedroom.

SERVICES

Mains electricity and water. Solar PV 4kw array at the higher tariff. Heating via air source heat pumps, private drainage. Double glazed sealed units.

Location

Blackstock Barn is an impressive 19th century red brick barn set back from a country road on the edge of the village of Blaxhall. Situated in a popular but unspoilt area of Suffolk, it is ideally located for access to the Heritage Coast, the town of Aldeburgh and the village of Snape, home of the Aldeburgh music festival. Blaxhall, which is on the Suffolk cycle route, has a public house and church and the neighbouring village of Campsea Ashe has a railway line with connections to Ipswich, where there are regular services to London’s Liverpool Street station. The larger village of Wickham Market is about 3 miles away and provides a good range of shops. The nearby town of Framingham (10 miles) and the popular market town of Woodbridge (9 miles) both provide further shops and excellent educational establishments including two Ofsted Outstanding secondary schools and two highly rated independent schools.
