Charming country house with annexe, stables & grazing on edge of Hopetoun Estate

Description

The Den was originally a gamekeeper’s cottage on Hopetoun Estate. It has been extended over the years to create a larger family home with good reception rooms and an annexe which can be used as part of the house or separately.

The house is built of stone under pitched slate roofs with attractive façades to the south, west and east. The modern annexe has been designed to complement the west elevation.

The accommodation works well both for entertaining and for everyday family living. The drawing room and dining room are off the main hall and a snug (with study off) links to the superb kitchen / breakfast room. This has a conservatory and utility room off and connects to the boot room and garage and to the annexe which also has its own outside door.

The grounds extend to 16.9 acres and are an absolute delight. They offer scope to continue grazing horses or other livestock and also have rewilding potential with trees and a pond.

Grounds

The Den is set in the middle of 16.9 acres of its own well-kept garden and grounds with garaging, stabling, wooden outbuildings, a manège and pond.

Garden and drive

The impressive stone entrance gives access to a drive lined by trees on one side and post and rail fencing on the other. There is a gravel yard with plenty of space for parking to the north and east of the house.

The main garden is to the west of the house. There is a paved terrace overlooking a large lawn enclosed by a hedge. An arch through the hedge leads to the outer garden where there is a wooden barbeque house and further lawn with composting area off.

Stables and Grazing

There is a stable yard with three loose boxes and a five bay pole barn. Three of the bays are open, two are enclosed. There is a hen house at the end. In front of the stable yard is a paddock. There is a sand manège with wooden railing fences and spotlights. Behind the stables is a second paddock with a wooden field shelter.

There is a triangle of woodland and lawn shielding the stables from the house. To the southeast of the property is a 1.4 acre mown paddock with a 0.3 acre pond. It has a jetty. There is a stand of woodland beside.

The remainder of the land is down to grass fields with trees along the west boundary providing a visual shelter from the road.

Location

The Den has a lovely rural setting on the edge of Hopetoun Estate. The property is surrounded by fields and shielded from the public road by its own trees. It looks out over fields towards Edinburgh. The house is ½ mile from the Union Canal with the towpaths offering miles of walks.

The property has a highly accessible setting. The Queensferry Crossing is 4.5 miles away giving motorway access north; Edinburgh Airport is 8 miles and the city centre is 13.5 miles. Linlithgow, with its railway station on the Glasgow to Edinburgh line, is 5 miles. Glasgow and Stirling are both within 40 miles by the M9 and M80. A 13-mile cycle path to Edinburgh runs adjacent to the Union Canal.

The property is on the edge of Hopetoun Estate which is a place of outstanding natural beauty. Hopetoun House in the centre of the estate is home to the Earl of Hopetoun. It was built in 1699 and is considered Scotland’s finest stately home. The estate extends to 6,500 acres and has a garden centre and a farm shop which sells estate reared beef, lamb, poultry and wild game.

Winchburgh to the east is a historic village with a pub, supermarket, pharmacy, butcher, golf club, schools and a nursery. There is major development underway which includes new homes, improved transport links, employment opportunities, new schools and outdoor spaces. The transport proposals include a new motorway junction on the M9 and a new railway station. More information can be obtained from

Work has already started on Auldcathie District Park which will extend to about 80 acres on the edge of Winchburgh. 30,000 trees will be planted and the park will include a bike park, paths, fitness trails, extensive wildlife areas and a community orchard. The park is situated between the village and the fields which surround The Den meaning that the property will retain its rural character. Scottish Canals, the owners of the historic Union Canal, have built a new marina and moorings.
