Note from current Vendors

Clearly a potential buyer will have the roof and loft inspected during their own survey.

Please note that the loft and roof structure have been inspected three times since 2005 ie: during our occupancy of the property. Initially during our survey immediately prior to purchasing the cottage. This report stated that the roof was sound, the roof tiles are underpinned by bitumen sheeting (that provides the appropriate waterproofing), there was no evidence of leakage and no evidence of live woodworm. Evidence of historical woodworm was noted so we think the loft has been extensively treated sometime in the distant past.

On the second occasion, a year or so after purchase, mainly to prove that the woodworm was in fact historical, we had the lofts inspected by Rentokill. They reconfirmed that the lofts were sound and no woodworm was present. It wasn't necessary to proceed with any work and therefore a report by them wasn't provided.
