A RARE, TOTALLY PEACEFUL LOCATION for this detached cottage (not listed) with good ceiling heights. In excellent decorative order throughout and a really lovely cottage with PLANNING PERMISSION TO EXTEND to add a further master bedroom suite with large kitchen/breakfast room below. Set within its own gardens with a circular driveway, the grounds then extend into a woodland and a paddock amounting to approximately 4.2 ACRES. Most of the rooms are double aspect with views, making it a light and sunny cottage. The sitting room and dining room are of good size with an open fireplace between them. The kitchen is well fitted and opens through to the breakfast room/laundry room beyond which is the utility room and a cloakroom. On the first floor the main bedroom has an en suite bathroom, double aspect and a duck's nest fireplace. Adjacent to the this room is bedroom 3 which is currently fitted out as a dressing room. Bedroom 2 is a very pleasant double bedroom with a duck's nest fireplace and views. The study is very small and this is where the access to the new extension for the house would be, on the first floor. WD/2021/0266/F.
The gardens are level and surround the house. The private driveway into the property forms a circle around a well and leads to a large detached double barn garage with further shed and greenhouse alongside with the vegetable garden. A stream runs through the garden has a little bridge over it leading to a pathway to the paddock and woodland. There is a public bridleway which is fenced off from the land and the garden which also leads into the woodland. The paddocks are fenced and surrounded by woodland.
The cottage has oil fired central heating and private drainage. Tax Band F.
On the outskirts of Horam village in a very rural location. Set down a private driveway with a fork leading to one other property which is out of sight. At the beginning of the drive are two other houses but all away from the cottage. There is a public footpath towards the beginning of the driveway and a bridleway alongside the cottage. The nearest main line stations are Buxted, Uckfield, Crowborough and Stonegate, both about a 15/20 minute drive. Horam offers a small selection of village shops and a Co-op store and amenities along with a 9 hole golf course, riding school, tennis and bowls club. There is a primary school at Maynards Green and Heathfield which also has a secondary school. The area is also well served with private schools. The larger towns of Tunbridge Wells and Eastbourne are both about 30 minutes drive and offer more comprehensive facilities.
