Handsome early Victorian former manse, garage and outbuilding set in about 0.68 acres of sheltered and mature gardens
Description
ACCOMMODATION
Located in private and sheltered grounds, Monecht House is everything you would expect from a former manse with wonderful character and period features. A spacious entrance vestibule opens into the reception hallway and in turn the main reception rooms. Particularly elegant is the drawing room which originally was adjacent to the formal dining room as two rooms. The entrance door has been concealed and the room is now combined as one. The dining area is delightful with patio doors opening into the garden. This large reception space has a coal effect LPG gas fire within a polished stone hearth and surround and timber mantelpiece. Informal living space is opposite in the sitting room and heated by a multi fuel stove, mounted on a stone hearth and set within a pointed stone recess. Currently used as a study is bedroom 5 which is adjacent to a deep hallway cupboard and boot room. This room would have potential for conversion into a shower room with the necessary consents. A rear inner hall is timber lined to dado height and has a cloakroom with WC and wash hand basin. There is external access from the rear hallway. A sliding door leads to the dining kitchen which is fitted with a comprehensive range of wall and floor cabinets installed by Deeside Interiors and fronted with French oak doors and complemented by timber worksurfaces. There is a peninsular breakfast bar which creates a casual dining space. A feature of the room is an exposed brick wall housing a freestanding electric stove. The kitchen is plumbed for an automatic washing machine and dishwasher and there is space for a tumble dryer and a refrigerator and freezer. Appliances include a Bosch ceramic hob and extractor hood and a Hotpoint built in oven and grill, and the flooring is African slate. A wide and turned staircase with timber spindles and balustrades is well lit by a large arched window and leads to a spacious landing. The principal bedroom has a front garden aspect and built in wardrobes along one wall providing extensive hanging and shelf space. Opposite is a bedroom also enjoying a similar garden view. Towards the rear are two further large bedrooms, one of which provides views towards the historic Barmekin Hill. Generous in size is the family bathroom with three piece white suite and large separate shower enclosure with steam shower mode.
OUTSIDE
The gravelled driveway at Monecht House loops around the house, conveniently connecting both entrances. The gardens extend to about 0.68 acres and there are a variety of mature and established deciduous trees around the external boundaries of the grounds which ensures a high degree of privacy and shelter. A beech hedge runs along the boundary with the B9119 and a cypress hedge has been planted along the east boundary. The majority of the grounds are laid in lawn with a number of planted fruit trees. Of particular note is the holly tree. The aluminium framed greenhouse has plastic glazing. A delightful burn with woodland beyond provides a very tranquil area of the garden and the owners have advised that the burn along the north boundary has never flooded during their 30 years at the property.
GARAGE
L shaped detached outbuilding divided into two sections. Pitch slated roof. Power and light. Sliding garage vehicular styled door and two personnel doors. The current owners use this for extensive storage using dexian shelving. For this purpose there are plasterboard-lined walls and ceilings and polystyrene insulation.
The former wash house is detached and of similar construction, again with a pitch slated roof. It is split into two sections both with separate door access, the larger part with a front window and plywood lined ceiling. Both are fitted with power and light. Both the outbuildings have been rewired.
Summerhouse with external and internal timber lined walls. Timber framed double glazed windows and a pair of timber external doors. Roofed veranda at the front. A wonderful spot to enjoy alfresco drinks and relax.
