Beautifully located just outside the village of Weare and nearby to the vibrant and popular village of Wedmore. Hill House Farm is surrounded by open countryside and comes to the market for the first time in 36 years. This serves as testament to the happiness and contentment the present owners have felt here, with regular return visits from their children and grandchildren. From its Georgian origins and then later Victorian additions this home has evolved over the years. With stunning contemporary features added by the present owners, a truly exceptional family home is now offered. The main house is further complemented by 18 acres of paddocks, beautiful well established gardens amounting to approximately two acres, stabling and a tennis court. The potential also exists to earn additional income from the lovely renovated and converted Cider Barn. Entering at the rear of the property the clever use of a glass and oak framed atrium welcomes guests and connects the house to the Cider Barn. As you enter the main house there is a useful spot to hang coats and leave boots with a utility room and larder off to the left. To the right the kitchen envelopes in welcoming warmth. Situated in the original Georgian part of the house, flagstone floors and an inset vintage oil fired Aga nod to tradition and complement the freshly painted cream granite topped units. For convenience, there is a supplementary electric oven and induction hob. The kitchen is spacious and light with open access into the orangery where the flooring changes to wide oak boards and offers underfloor heating. These two rooms combine as a perfect area for family living with the orangery providing access to the gorgeous garden areas on the south and west side. Adjacent to the kitchen is a cosy informal snug / sitting room, which could also be used as a dining room and has a wood burning stove. From here there is access to hallways on both sides of the house, which offer access to the garden. Off the hall on the north side is the downstairs cloakroom with the south side hall introducing an elegance and formality that follows through into the beautiful drawing room. This is a sophisticated room with three of its four shuttered sash windows overlooking the land of the property to the front. Featuring original cornicing, it is spacious and well appointed and has been home to many happy family Christmases. From the formal hallway a stair case leads up to the first floor where a galleried landing over looks the hallway beneath and a lovely feature window makes the open design light and airy. A stunning master suite off to the left reflects the elegance of the drawing room, it is spacious with built in wardrobe space and in the en-suite, features a free standing bath, the perfect place to soak and watch over the land. A further two double bedrooms are served by their own bathroom and here too, is a very roomy shelved linen cupboard. From a secondary stairway that leads up from the kitchen to the first floor, a further two double bedrooms have their own bathroom. Both of these bedrooms are double aspect with the larger of the two featuring a ‘magic’ cupboard that features a second door into the adjacent bedroom thereby combining the upstairs rooms if required. Hill House Farm is a very substantial and well presented property combining tradition with understated elegance. Returning to the glass atrium there is access to the Cider Barn via a door into a lovely spacious room which could be used as a study, gym or more accommodation. There is a separate private main access to the Cider Barn at the north side of the property. From here a spacious entrance hall with cloakroom could be used as a spot for dining if required however the kitchen is spacious and has plenty of room for a dining table. Just off the kitchen there is a comfortable sitting room featuring double doors out onto a private and secluded area of garden for use by guests. A galleried landing looks down into the sitting room giving a lovely light and airy feel. A particularly stunning feature on the first floor is a comfortable seating area where floor to ceiling windows to the front of the property overlook the fields and countryside beyond. Two double bedrooms are served by a bathroom and a generous linen cupboard conveniently stores the linen needed for guest changeovers. The current owners switch the use of the Cider Barn between generating an excellent revenue and accommodating family and friends. The clever addition of the glass atrium means that guests of the family can be part of the main house but enjoy privacy too. Further additional annual income streams are generated from the RPA (rural payments agency) and from solar panels located on the garage roof.

Outside

Situated off a quiet country lane, Hill House Farm has plenty of parking for several cars at the rear. The parking area is bordered by an open fronted natural stone and oak framed car barn which apart from its intended purpose, has been used by the current owners for entertaining and playing traditional Somerset skittles. A purpose built wooden stable block including four loose boxes and a tack room has been stylishly painted to match the lawn mower and wood store that sits behind it. The tennis court is perfectly set within the garden so that guests may sit on the paved terrace under the shade of the pergola, enjoying a barbeque perhaps, while they wait for their match. The two acres of garden are mainly laid to lawn with well established and well maintained herbaceous borders, specimen trees and shrubs, as well as the roses and clematis that cover the pergola and arches. Included in the purchase are 18 acres of well maintained organic pasture land, the paddocks adjoining the rear of the property are bordered at the far boundary by approximately an acre of woodland, known by the family as the ‘Magic Forest’. An idyllic spot for adventures and nature spotting. The remaining land is situated across the little lane to the front of the property. Everything needed for idyllic countryside living is provided here and it is not surprising that in such a beautiful spot of Somerset that the neighbours have all been there for decades too. Viewing is highly recommended.

Situation

Weare is a quiet village situated in beautiful surroundings located just off the A38 with great access to the M5 and main routes to Bristol and the airport. The gently rolling slopes of the Mendip Hills, an area of outstanding natural beauty, lie just to the north. The surrounding fields, which provide rich grazing to cattle and sheep, are criss-crossed by a network of footpaths and drainage rhynes. They, and the nearby hills, are well used by walkers and horse-riders keen to appreciate the natural beauty of the countryside.

Most of the village has developed along Sparrow Hill Way, between the present position of the School (where it has been since 1895) and St. Gregory’s Church (mainly 15th century). The church is part of Crook Peak United Parish, along with 5 other local churches, and is the major focal point of the village.

Hill House Farm is well located between the pretty and vibrant village of Wedmore, Cheddar and Axbridge.

Wedmore has Saxon roots and a medieval church is within approx. 4 miles away and has three pubs offering excellent food and boutique style accommodation, a delicatessen, various shops, including a newsagent, butcher, chemist and greengrocer/fishmonger. The Wheatsheaf Inn, Stone Allerton (approx. 3 miles) where you can enjoy a pint of some local ale and pick up some locally smoked meats and fish at the highly regarded Valley Smokehouse at their new shop/delicatessen.

Axbridge is a charming market town at the foot of the beautiful Mendip Hills, with a character all of its own. Once part of a Saxon defence system against the Viking invaders, its history goes back to King Alfred's time with its medieval square in its centre - pride of place in the square goes to King John’s Hunting Lodge which is a National Trust property. It was once a river port and valued for its wool production. There are a number of independent shops, local butchers and places to eat and drink.

The Cheddar Valley Railway Line, which became known as ‘The Strawberry Line’ for taking the local fruit to London, is now a foot and cycle path linking Yatton and Cheddar with plans for it to continue to Shepton Mallet. Nearby is Axbridges' lavender fields Lavender & Co.

There is the well known Isle of Wedmore Golf Club within a few miles and sailing & windsurfing can be found at Cheddar Reservoir and Badgworth Equestrian Centre is close by.

There are excellent state schools in the area, including Weare Academy First School (rated outstanding). Wedmore First School Academy, Hugh Sexeys Middle School and the high performing Kings of Wessex Academy along with the independent schools of Wells Cathedral School, Sidcot, Millfield, Taunton School, the Bruton schools, All Hallows and Downside are all within easy reach.

Directions BS26 2LN - From the A38 turn onto Notting Hill Way and follow the road along for a short distance Opposite the school turn left into Sparrow Hill Way.
