Situation - This area of amenity land is set in the wooded valley of the River Pol, just a short drive out of the coastal village of Polperro.

Description - This area of land enjoys long frontage to the lane but is steeply sloping up from the road so is only accessible through the existing gateway. The short section of track leads to a small level area though the majority of the land is steeply sloping. Though in the past the land was pasture it has in more recent years become totally overgrown with bracken and gorse. There are various trees mainly oak, ash plus hazel. There is an open spring which provides some natural watering. Overall a wonderful natural habitat. In total the land amounts to about 3.44 acres.
Though the track through the land is owned, the neighbour beyond has a right of way along it.

Directions - At the bottom of the hill on entering Looe at the mini roundabout, take the 3rd exit onto Longcoombe Lane. Proceed up the hill and in about half a mile the gate with the Stags for sale board will be seen on the left.
