Dalry is a historic conservation town located approximately 17 miles to the south west of Paisley and 9 miles to the north of Irvine. The town has excellent communication links via the A737 leading to Irvine 9 miles to the south and Paisley 17 miles to the north east, where it joins the M8 motorway leading to Glasgow and Edinburgh. Glasgow International Airport lies within a 25 minute drive and Dalry town has a new bypass (the A737) to the east. Dalry Train Station, located immediately to the west of the subjects, provides frequent services to Glasgow Central Station (27 minutes) and Ayr (26 minutes) enabling excellent opportunity for commuters. The town has good local amenities including bank, supermarkets, churches and a wide range of shops. There are two primary schools and secondary schooling is in nearby Garnock Academy, Kilbirnie and St. Matthew’s Academy in Saltcoats. Additional schooling is available in the wider area. Dalry is a popular and growing town with an active and thriving local community engaged in a range of activities, and has a population of circa 9,635 (2013) and a population of 51,619 within a 5 mile radius.
Lynn Holms Farm is located on the south side of Dalry and extends to about 20 ha (49.5 acres). It lies between the town and the recently completed A737 Dalry bypass, and is bounded by the river to the east and the A737 Kilwinning road to its west. It comprises flat farmland currently down to grass, and some spoi l tips from historic mine workings in the area. The spoil has been tested in the past and may have some commercial value for use in landfill/land reclamation. Part of the land marches the River Garnock and is prone to flooding.
There is a derelict stone and slate farmhouse and adjoining buildings on the land. Whilst not currently habitable the site presents various potential opportunities, subject to obtaining planning permissions.
The land is zoned as countryside in the North Ayrshire local Development Plan adopted in 2019. No enquiries have been made to the Planning Department.
Given its location between the town and the new bypass, it is thought that the land may have medium to long term potential for development.
There are mains supplies of water, electricity, gas, telecommunications and drainage in close proximity to the land.
The land is offered for sale as a whole and clean offers, not subject to planning permission being obtained, are sought.
The purchaser would be required to pay the seller a development clawback of 10% of any uplift in value if planning consent to develop is obtained in the next 25 years.
