DIRECTIONS
From Harrogate proceed north of the A61, at Ripley take the B6165 towards Pateley Bridge. After ½ mile turn right onto Fountains Road signed Sawley, continue for approximately 4 miles and the land is on the left-hand side marked by a For Sale board.
RESTRICTIVE COVENANTS
The property is sold subject to and with the benefit of all restrictive covenants, both public and private, whether mentioned in these particulars or not.
WAYLEAVES, EASEMENTS & RIGHTS OF WAY
The property is sold subject to all Rights of Way, public and private, which may affect the property. Notwithstanding the above, a number of overhead electricity cables cross the land, these are believed to be covered by existing wayleave agreements. In addition, there is a Yorkshire water main cross through the land which is covered under an easement. The septic tank serving Brook House is believed to be located in the land and this is covered by an appropriate easement.
