The Moss sits on the rural outskirts of Killearn, near Dumgoyne, in a beautiful setting with fabulous views down The Blane Valley and towards the summit of Dumgoyne. A historically important home, it is a ‘C’ Listed Georgian Mansion of typically handsome, and symmetrical, lines. Around 1906, an easterly wing was added by Charles Rennie Mackintosh which, regrettably, was taken down in the 1960s. Thereafter, a smaller single storey extension was added and subsequently, a second storey to this wing.
Our clients acquired the house in 2018 and immediately embarked upon a renovation project that has transformed The Moss into one of the finest country homes in central Scotland. The marriage of period origins and contemporary appointments has created a home of true luxury and exceptional style. Whilst a substantial house, it still retains a warmth of intimacy that makes it truly an exceptional family home. We hope our imagery, both still photography and video, will convey just how special The Moss is.
The renovation of the house has been exhaustive with significant expenditure, and no small amount of design, invested into making it a home fit for decades to come. The main part of the house was fully re-wired, partially where required in the extension wing. Throughout, the house has been re-plumbed and includes a high-performance oil central heating system with two Worcester Greenstar Danesmoor 32/50 ErP Boilers with a large capacity hot water cylinder, with pumps to ensure high pressure to all showers and taps. All bathrooms and shower rooms have the luxury of underfloor heating (electric) but beneath the gorgeous limestone floor in the kitchen and boot room is wet (piped) underfloor heating, operating off the central heating system. The heating is zoned to four parts of the house to make it very easy to control. In the drawing room is a wood burning stove by Chesneys and in the living room, a working fire with new surround. In the kitchen is a striking feature of an almost full width glazed wall, with French doors, by Crittall. Throughout, the house was redecorated including plastering, the commissioning of wall panelling (dining room and games room) and bespoke handmade cabinetry to various rooms.
New floor coverings includes: beautiful untreated oak chevron in the main living areas; the aforementioned limestone, tiles to bathrooms, shower rooms, cloakroom, WC and utility/laundry room; self-coloured carpets to the bedrooms and dressing room and a stair runner, designed by Roger Oates, to the main staircase (the house has two staircases). All sanitaryware is contemporary in design and showers are high pressure thermostatic, featuring both deluge and hand shower heads. Most have washstands for the wash hand basins and there are mirrored vanity cabinets.
At the heart of the house is the kitchen – handmade and hand painted it was supplied and designed by Cameron Interiors and features a large central island with gorgeous Diore 22mm quartz worktops and upstands. It features two Blanco sinks, one Belfast, the central island having a Quooker tap. Appliances include an electric Aga and a range of Siemens integrated appliances – induction plate, oven, microwave, concealed dishwasher, larder fridge and tall freezer. As part of the design is a coffee/kettle station and there is a walk-in larder.
The adjoining utility/laundry room has quality Howden units and smart solid composite work tops. Here is an additional Bosch dishwasher and an inbuilt fridge freezer by Siemens. There are two washing machines and a tumble dryer (all Bosch). The house has a security system. One could go on, but this will, hopefully, provide a taste of what The Moss provides and the considerable efforts our clients have undertaken.
In terms of accommodation, this can be summarised as follows:

GROUNDS
Most of the formal grounds lie to grass but also include native woodland. There is a pond to the front through which runs a Burn. The grounds around the house extend to some 5.46 acres including the formal grounds of the drive, house and south facing garden of approx. 0.81 acres. The field across the lane extends to approx. 19.73 acres and could offer scope beyond pasture for reforestation, subject to permissions and planting consent. Entry to The Moss is located off the A81, about one mile beyond the Dumgoyne Whisky Distillery, down a single-track country lane. Its driveway is tarmac (newly laid in 2021) and sweeps past the pond to the front of the house where there is an extensive area of gravel hardstanding. The Moss has only one neighbour, Little Moss. It has a Right of Access over the driveway. It sits to the east of The Moss. In many ways, whilst enjoying the peace and seclusion of its rural setting, there is a comfort in having another residence relatively nearby.
SITUATION
The Moss is in the southerly outskirts of Killearn, just beyond Dumgoyne, and just beyond the easterly fringe of The Loch Lomond and Trossachs National Park. Killearn is within 18 miles or so of Glasgow City Centre and nearer still, the West End of Glasgow where you will find the private independent schools of The Glasgow Academy (its Preparatory School is in Milngavie), Kelvinside Academy and The High School of Glasgow (its Junior School in Bearsden). Killearn is a delightful south Stirlingshire village with some good local amenities including a particularly well stocked Co-op Store. There is a large Pharmacy and an excellent Health Centre. There are two quality Cafes, a delicatessen, and a charming village pub with restaurant. Village Tennis Club. In neighbouring Balfron and Drymen are Golf Courses with more to be found in the suburbs of Milngavie and Bearsden. The nearest Railway Station can be found at Milngavie, approximately 9 miles away, where you will find a very broad cross section of retailers including some High Street names (Marks & Spencer’s, Waitrose, Boots, and Aldi) and quality independent retailers.
The opportunity to acquire The Moss is an occasion to secure an outstanding family home, in a beautiful situation, to serve the needs of one’s family for a generation. Homes like this present themselves exceptionally rarely.
