Medieval Farmhouse with separate office and land.

Description

Pages Green House is an enchanting, Grade II listed medieval farm house set in just over five acres, with excellent equestrian facilities and a detached, two storey office with high speed fibre internet.

Originally a Hall House, believed to have been built 1385, the house has had a number of extensions and alterations throughout its 600 year life to form the present, wonderfully charming building. Character features abound, including exposed timbers and beams, studwork and leaded 18th century windows.

The house today is a spacious five-bedroom farmhouse over three floors. A stable door leads to the delightful farm house kitchen, with tiled floor, pantry and AGA; beamed archways lead directly to the double aspect dining room. The sitting room is a superb space with a multi-fuel stove and beams; the two windows look out over the garden and fill the room with natural light.

The upstairs accommodation comprises five well-proportioned bedrooms across two floors. The principal bedroom is especially pleasant with large floorboards, exposed timbers, chimneypiece and double aspect; and an adjoining en suite bathroom.

OFFICE/STUDIO
Pages Green House has a most wonderful and spacious two storey office and studio, with kitchen and lavatory. This timber framed building has a pantile roof and like the house retains many period features including beautiful exposed timbers.

OUTSIDE
Pages Green House is partly moated and sits in grounds of approximately 5.31 acres: there are two manèges, approximately 20 x 20 metres and 50 x 20 metres; stabling; post and railed paddocks and a field shelter.

The house is approached via a shingle drive, with ample parking, cart lodge and stores. There are areas of lawns and mature gardens; the wildlife at the property is varied and mesmerising.

Location

Pages Green House occupies an idyllic rural setting, on a quiet road in the village of Wetheringsett, to the south of Eye.

Wetheringsett is the largest village in the civil parish of Wetheringsett-cum-Brockford in Mid Suffolk. Within the parish are a primary school, a 15th century church, a village hall, and the fantastic Mid-Suffolk Light Railway, Suffolk’s only standard gauge heritage railway.

Debenham (3 miles) is a pretty and well-serviced village, with a doctor’s surgery, library, a range of shops, including a Co-op supermarket, cafés and a charming public house, The Woolpack.

Eye (6.4 miles) is an historic market town: the Norman castle looks over the town and the 14th century Church of St Peter and St Paul is considered to be one of the county’s finest. Eye offers a superb variety of amenities including independent shops, cafés, restaurants, a popular weekly country market and arts centre.

Stowmarket (9.9 miles) is a vibrant market town with a comprehensive range of amenities. It is home to the Museum of East Anglian Life, the independent Regal Cinema and the John Peel Centre for Creative Arts, which hosts regular music and cultural events. The railway station provides direct trains to London Liverpool Street from 83 minutes.

Framlingham (11.4 miles) is a most beautiful and energetic market town with an iconic 12th century castle, restaurants, public houses and a thriving hotel. It offers a selection of independent shops, cafés and delicatessen.

Woodbridge (16.2 miles) is an attractive market town to the south of Wetheringsett. Situated on the River Deben, Woodbridge offers an incredible array of amenities, including an independent cinema, boutique shops, delicatessen, cafés, restaurants and public houses.

There are numerous sporting facilities locally: Debenham has a gym, as does Stowmarket, which also has a golf club and tennis club. Sailing and rowing are available on the River Deben in Woodbridge. For the spectator, Newmarket in west Suffolk is the home of British horse racing.

Education provisions in the area are excellent in both the state and independent sector, including renowned public schools in Framingham and Woodbridge.
