A pair of detached former agricultural buildings with a positive planning pre-application for conversion to form two residential dwellings with adjoining grounds extending to approximately 2.4 acres or thereabouts.

Situation
Carnkie is a rural village located within easy reach of the port of Falmouth near the historic town of Penryn home to Exeter University Campus Tremough and the old market town of Helston. All within a 6 mile radius. Locally the village of Rame provides a Post Office and store. Halwyn Primary School is located in Porkellis and water sport activities are on the nearby Stithians Reservoir.

The Property
The barns lie to the south of the village of Carnkie and are accessed from the Council highway over a tarmacadam roadway. A planning pre-application for conversion of the barns to residential use was submitted to Cornwall Council Planning Department Ref No. PA22/01306/Preapp, In conclusion the Planning Officer commented:-

‘The more substantial and historic elements of the buildings appear of a character which comply with the aspirations of Policy 7 of the CLP however a structural survey is required to demonstrate the buildings worthy and structurally sound for conversion, and that it could comply with Policies 7 and 21 of the Cornwall Local Plan Strategic Policies 2010-2030. A holistic scheme should be provided to demonstrate not only the conversion ability of the buildings but that an acceptable living environment would be provided to any future occupiers.'

Following the planning pre-application the vendors undertook a structural survey of the barns. The report is available upon request from the vendors agents.
