Impressive Grade II listed Georgian home with outstanding proportions, beautiful grounds of about 6 acres and versatile accommodation of over 11,500 sqft

Description

Howden Court is an exceptional Grade II listed Georgian home, formally St Aubyn’s Independent Preparatory School which transferred to Blundell’s as their junior school in the year 2000. It appears that during the medieval period, land around Howden may have been part of Ashley Park, a possession of the Redvers family. Howden Court itself is believed to date back to the late 1700’s and its beautiful white Georgian façade sets the tone for the exquisite accommodation inside. The current owners have been in residence for over 43 years and have retained many charming features including the wooden floors, sash windows with shutters and feature fireplaces.

Immediately, the impressive front door and entrance hall provides that sense of grandeur and is perfect for welcoming guests. Either side of the entrance hall are two wonderfully placed double aspect studies with views over the garden and down the drive. There are three outstanding reception rooms all with their own identity, fabulous proportions and a delightful outlook over the grounds. The drawing room is of particular interest with its attractive wood floor, cornicing, patterned ceiling, fine cabinetry and handsome fireplace, not forgetting the floor to ceiling sash windows. The dining hall is a superb room for entertaining with its remarkable carved fireplace and large window framing the views out over the garden. The house flows brilliantly well into the sitting room and then into the kitchen/breakfast room. A fully glazed wall provides an abundance of natural light and there is the pretty sight of the wisteria dropping down from above. The kitchen itself is centred around an island and there is ample room for a breakfast table – creating a perfect space for everyday family life. Adjacent to the kitchen is a useful pantry and one of the two cloakrooms. Further accommodation on the ground floor includes the morning room, little office, butler’s pantry, “old kitchen” which was the commercial kitchen for the school, laundry room, dairy, boot room, two stores and a workshop. Stairs lead down to the cellar where there is external access to the old wine bins which still stand today.

The striking staircase rises to the first floor's generous landing. There are three double bedrooms (one en suite) and a dressing room to the front aspect and relishing in the views over the garden. Bedroom three, the dressing room and bathroom could be incorporated to create a terrific principal bedroom suite if desired. In total, the first floor has a further six bedrooms (one en suite) and two bathrooms. There is a second staircase from the rear landing which ends up near the old kitchen and laundry room, with little effort and subject to planning, ancillary accommodation could easily be created.

Outside does not disappoint, the gated private drive makes for a wonderful entrance flanked by established lawns and flower beds to both sides. The front garden is mostly laid to lawn with a terrace directly outside the house – perfect for alfresco dining. A pretty path meanders through beautifully planted beds to the sunroom, from here there is a wonderful view back to this striking home. Beyond the garden is an area of wild meadows and beyond this is a mature woodland, in total there is approximately 6 aces of gardens, meadows and woodland to enjoy. Towards the rear of the house is a soft fruit and vegetable garden with a fruitful fig tree.

Outbuildings include a pretty open outhouse named “Jenny’s Pram”, potting shed, apple store, wood store and the old Design Technology classroom, which could be converted into a workshop with two rooms adjacent to it. A large tractor/mower garage, and a further old school building behind the house. If desired, there is a second tree lined drive coming directly off the A396 that could be re-established.
