SITUATION
Yew Tree Farm is located to the west side of the A4117 Cleobury Mortimer Road and between the tiny hamlets of Far Forest and Buckeridge. THE FARMHOUSE
The Farmhouse at Yew Tree Farm is an attractive detached, two storey stone and brick under a pitched tiled roof cottage, the oldest parts of which are likely to date from the 18th Century. CARAVAN SITE
The site is a Camping and Caravanning Club Certified Site for 5 touring caravans and 10 tents. In addition, the site has held regular rallies for members under the same exemptions. The standard pitch fee per night is £16.00. The CL element of income is based on 2.8 units occupancy per night throughout the year with projected income for the period 1st July 2022 until 5th January 2023 expected to be in excess of £8,000.
Between the two rally fields for the remainder of the year, there are 28 rallies booked with between 6 and 100 caravans expected for between 2 and 44 nights. The expected income from the rallies is in excess of £56,000 for the period 1st July 2022 until 4th January 2023.
In addition to the touring caravans there are also a total of 7 static caravans at the site of which three are occupied as permanent residential caravans. No. 1 is now unoccupied and needs replacing. No. 2 is let at a rent of £240 per month (£2,880 per year). No. 3 is privately owned.
Static caravans No. 4 to 7 are occupied between March and October with a ground rent paid of £1,500 per caravan per year. We understand that Number 7 is vacant and owned by the Executors.
