LOT A Lot A. Bidding to start at 9am and close at 2pm
Approximately 5.38 acres as coloured red.
Guide Price £45,000 to £55,000.
This land was last used for arable cropping, it slopes relatively gently with a southerly aspect and has direct road access in the northern boundary from Radford Hill. This lot will be sold subject to an overage, see 'Overage' below.
 

LOT B Lot B. Bidding to start at 9am and close at 2.30pm
Approximately 4.52 acres as coloured dark blue.
Guide Price £35,000 to £40,000.
This land was last used for arable cropping, it slopes relatively gently with a southerly aspect and has direct road access from Mill Lane at the southwest corner. The area shown on the plan as cross-hatched brown amounting to 0.43 acres is let on a 999 year lease and therefore is not available for use by the purchaser until the lease either expires or is terminated. This lot will be sold subject to an overage, see 'Overage' below.

LOT E Lot E. Bidding to start at 9am and close at 4pm
Approximately 16.01 acres as coloured yellow.
Guide Price £140,000 to £160,000.
A single parcel of level mature pasture land enclosed by mature hedges. Access is from Tilley Lane. Two footpaths cross this lot from the village and combine at a single point on Tilley lane. Mains water is connected.This lot will be sold subject to an overage, see 'Overage' below
 

SERVICES Water. No mains water is to Lots A, B, C, and D. Mains water is connected to Lot E. Potential purchasers must rely on their own enquiries regarding the location of any services and making a connection into them.

 

OVERAGE Term - 25 years from date of sale;
Trigger event - the grant of each and every planning permission for residential and commercial uses (excluding horticultural, agricultural and equestrian uses); and
Overage payment - 25% of the increase in value as a result of the trigger event, payable on the earlier of the implementation of the planning permission or the sale of the property (or that part of the property) with the benefit of the planning permission.

Bidder's Registration

All checks required by current anti-money laundering legislation must be satisfactorily completed as part of the registration process before prior approval to bid will be granted, this will include providing proof of funds.
 

RURAL PAYMENNTS The land is registered on the Rural Land Register with the Rural Payment Agency. However, there are no Basic Payment Scheme Entitlements. The Estate has received payments under the Entry and Higher Level Stewardship schemes across the wider holding, however both schemes are closed or expired.
 

RIGHTS OF WAY Rights of Way. The land is being sold subject to and with the benefit of Rights of Way, Easements and Wayleaves whether referred to in these sale details or not. There are footpaths that cross Lots C, and E as described above and as shown by the broken green lines on the location plan below.
