Location Thelnetham is a small hamlet lying some 6 miles west of Diss and is supported by a church and a public house. It boasts a Nature Reserve comprising some 20 acres of lowland fen and wet woodland which bursts into life in the spring and summer with breath-taking displays of wildflowers. Wildlife is in abundance and there are numerous country walks available; particularly popular is nearby Redgrave and Lopham Fen. Nearby amenities are available at Botesdale which has a doctors surgery and Co-operative mini supermarket, and there is a good village store at Garboldisham. Hopton also has a comprehensively stocked convenience store, public house, fish and chip shop amongst its amenities and a little further beyond is Hillcrest Nurseries and farm shop. There is easy access onto the A1066 Diss to Thetford road which connects to the A11 and also to the historic town of Bury St Edmunds via the A143. The beautiful cathedral city of Norwich with its university and international airport lies some 32 miles to the north east.

The Property The Barn at Playford farm has been designed to create an attractive family home whilst responding appropriately to the conservation area in which it lies. The barn is being bought to market individually to allow the purchasers an opportunity to build their ideal home. The current consent grants the conversion of the timber framed barn into a substantial 3 bed, detached dwelling across two floors

The proposed conversion allows 197.5 sqm (2,125 sqft) of living space which includes a dedicated home office which could alternatively be used as an additional bedroom. The external finishes will be black stained weatherboard where already existing with the remaining having a black rendered finish. The double-height section of the Barn with full length windows looking onto the garden will create a truly special residential dwelling.

Outside The Barn will sit in around 0.35 ha (0.865 acres) which will include the new access and driveway which will be the purchaser's responsibility to create.

Within the grounds of the Barn is a large pond which could be made into a feature incorporating a decking and seating area allowing for functional outside space. Further to this, there is a large ancillary outbuilding perfect for storage or a workshop.

Planning Full planning consent has been granted by West Suffolk Council on 24th September 2020 under planning reference DC/20/1170/FUL for the conversion of the existing barn into a residential dwelling.

Community Infrastructure Levy (CIL) West Suffolk Council have adopted CIL and any purchaser will have to make their own enquiries into whether they qualify for an exemption under this charge.

Services Mains electricity is available nearby. Water will be sourced through a borehole. Private drainage will need to be included within the renovation. Purchasers should make their own enquiries relating to the availability of services.
