20.36 acres (8.24 ha) of pasture land with high conservation value and a steel frame farm building.
FOR SALE BY AUCTION on Thursday 9th June 2022 at 2.00pm at the Digby Hall, Hound Street, Sherborne, DT9 3AA
The Farm Building
A 3-bay clear span steel portal frame farm building constructed in approximately 2006 by well-known local firm Mervyn Rose Engineering.
Measuring 29.7m x 18.7m (97' x 61') the barn has concrete panel walls with timber space boarding, a fibre cement roof and hardcore floor.
In itself a very good livestock building, it could be put to a range of uses including equestrian, storage and commercial, subject to any necessary consents. Potential also exists for conversion to residential use under Class Q Permitted Development to create a substantial dwelling. An application for such was submitted in 2020 however was withdrawn.
A stone track leads to the farm building. Adjoining is an old mobile home which previously had a series of temporary consents, the last of which expired in 2019 on the passing away of the previous owner.
The Land
The land is predominantly level in topography with gentle slopes down to a stream through the centre of the land which is a tributary of the River Lydden. The soil is loam and Kimmeridge Clay. Down to permanent pasture the grass has been previously grazed and cut for hay however in recent years scrub and reeds have been allowed to naturally regenerate and mature hedgerow boundaries grow unmaintained. Two small parcels are mainly naturally occurring bushes and small trees.
The land has the scope to be brought back into productive agriculture or the natural flora allowed to continue to flourish to expand on the existing high conservation value. Currently the land is a living local wildlife haven enhanced by the stream.
The land is located at the southern end of Blackmore Vale country on the edge of Wonston being one of four settlements that make up the village of Hazelbury Bryan. Each lot enjoys road access and pleasant views back towards the village and of the chalk escarpment of Bulbarrow Hill.
