DESCRIPTION
The Garden Cottage, built in 1868, is a well-presented and highly desirable period home lying within an attractive garden extending to about 1.01 acres (0.40 ha). A traditional stone built house, lying under a principally slated roof with pretty overhanging eaves and astragal windows, The Garden Cottage enjoys a southerly aspect. Offering charming and flexible accommodation, the reception space is a particular feature of the house. Consisting of a south facing, dual aspect sitting room with exposed stone walls, a feature fireplace with a wood burning stove and door leading onto the terrace, ideal for outdoor dining.

The sitting room is perfectly suited to offer the capacity for more formal dining as well, with space for a dining table, if desired. The adjacent and attractive breakfasting kitchen has a triple aspect, direct garden access and further character features including exposed stone work and a wood burning stove.

There are two south facing double bedrooms on the ground floor, one benefitting from an en-suite bathroom. In addition, there is a study with a useful wall to ceiling bookcase, ideal for home working opportunities and there is a shower room which incorporates a good range of integrated storage units and plumbing for a washing machine.

The first floor has a further double bedroom with an attractive dual aspect and an en-suite bathroom. There is also a generous landing, which enjoys a double aspect and is currently a seating area. However, it was formerly a bedroom prior to the wall being taken down to form the seating area, but which could also form a study or studio area. A wall could be re-instated to create a 4th bedroom and possibly a Jack & Jill Bathroom with the adjacent en-suite bathroom.

The accommodation, over two floors, comprises:-

Ground Floor: Entrance Hall, Open Plan Sitting Room/Dining Room, Breakfasting Kitchen, Two Bedrooms (One En-suite), Study, Shower Room

First Floor: Seating Area, Bedroom, En-Suite Bathroom

GARDEN

A pair of electric gates lead to a generous parking area lying to the north of the house and immediately to the west of the detached double garage. To the north is a charming, more formally planted garden with specimen plants and shrubs and partly complimented by an attractive stone wall to the south and reached by a flight of stone steps. Lying to the north east of the garden is a poly-tunnel and vegetable garden. To the south is a pretty stone terrace bounded by lawn with the garden all enclosed by a combination of principally either stone wall and hedging. There is a rich variety of plants, shrubs and mature trees providing vibrancy of colour, texture and interest throughout the year.

OUTBUILDINGS
