An impressive highland home requiring renovation.

Description

The origins of Lagan Dhu date back as far as the mid-16th century when the property is believed to have belonged to the monks of the Coupar Angus Abbey. The east and west wings of the house, along with a second storey, are believed to have been added in the late 19th century and Lagan Dhu now commands quite a presence. Having been a much loved family home for many years it now requires complete renovation and has potential to be a fabulous house once again.

The formal rooms at Lagan Dhu are at the front of the house situated either side of the main reception hall. Both are lovely big rooms with fireplaces and tall windows filling the rooms with light. The kitchen along with utility and store rooms are situated in the centre of the house and a cosy sitting room sits at the far end. A conservatory (dilapidated) makes the best of the south facing aspect of Lagan Dhu and is a sunny place to sit and enjoy the views over Strathardle. Subject to obtaining the relevant permissions, there is potential to create a wonderful room in its place.

On the first floor there are six bedrooms of varying sizes many with the old fireplaces intact. Currently there are two bathrooms servicing these bedrooms but subject to planning there is lots of scope to re-arrange the rooms to accommodate more bathrooms. On the second floor three further rooms have a surprising amount of headroom and would make charming bedrooms, offices or an independent annexe depending on a buyer’s requirements.

Lagan Dhu has immense charm and a faded grandeur that is ready to come to life again following a programme of refurbishment.

The Old Coach House and Stables
The Old Coach House and Stables makes an intriguing addition to Lagan Dhu. Originally a mill, this old stone building was converted into stables and a coach house in the 19th century and in 1981 planning permission was granted for its conversion into a 3 bedroom house. The conversion was never completed but the plans are available from the selling agent. The Old Coach and Stables together with a brick built garage alongside, offer enormous potential for the creation of garaging, office space and/or a secondary house for family, staff or a source of additional income subject to obtaining the relevant planning consents.

Outside
A lovely rhododendron lined driveway forks left to the Old Stables and right to a parking area in front of Lagan Dhu. The mature grounds which extend to 4 acres rise up to meet woodland behind the house and there is a paddock with statuesque beech trees in front of the house.

Location

Lagan Dhu is situated 2 miles north of Bridge of Cally which is on the banks of the River Ardle. Bridge of Cally is a small village centred on the local store (which also has a Post Office) and hotel. While it has a wonderfully private and rural situation, Lagan Dhu is only 8 miles away from Blairgowrie which has two supermarkets, a selection of independent shops and restaurants, health and legal services. Perth and Dundee are both within 23 miles and have a more comprehensive selection of shops and services. There is primary schooling in Kirkmichael (5 miles) and secondary schooling in Blairgowrie. Private education in Perthshire includes Craigclowan, Ardvreck, Glenalmond, Strathallan and Kilgraston.

Lagan Dhu is ideally placed for those who enjoy the outdoors. The Perthshire hills and Angus Glens are enormously popular with hill walkers and the picturesque Cateran Trail passes nearby. The ski slopes at Glenshee are only about 17 miles north, with Braemar and Royal Deeside only about 10 miles further north again. Stalking, shooting and fishing are all readily available locally. The southern border of the Cairngorms National Park is about 10 miles to the north by road.

Perth is easily accessible via Blairgowrie while the A9 at Pitlochry also links south to Perth and north to Inverness. There are railway stations at Pitlochry (with direct links to London and Inverness), Perth and Dundee. Dundee Airport has flights to London and Edinburgh is 64 miles away.
