SITUATION Kings Horwill is situated on the edge of the village of South Brent in the South Hams Area of South Devon, just off the southern foothills of the Dartmoor National Park. The city of Plymouth is approximately 15 miles to the west while the A38 dual carriageway expressway connecting to the M5 motorway and national road network, is approximately 2 miles to the east.
The village of South Brent has a strong community with three Churches, a Primary School and a wide variety of shops. There are well regarded community colleges at Totnes and Ivybridge, approximately 8 and 7 miles distant respectively and both towns offer a comprehensive range of facilities for the wider community. Moreover, some of the finest beaches on the south coast along with the south-west coast path are all within easy reach.
DESCRIPTION Extending to approximately 5.09 acres (2.06 hectares) as is outlined in red on the site plan, the land is currently down to permanent pasture. Kings Horwill is predominantly of a gentle south-west facing gradient and is bound by mature Devon bank hedgerows with frontage to the stream water supply along the western boundary.
The land is situated in a secluded position with beautiful views across the South Hams countryside and would be suitable for amenity or alternative uses, subject to obtaining the necessary planning consents. In the recent past, the land has been used for sheep grazing purposes.
Access to the land can be gained through the single vehicular width gateway in the north-western corner of the field parcel (marked 'VG' on the site plan) or through the pedestrian gateway on the northern boundary of the land (marked PG on the site plan) off the council-maintained highway leading from South Brent to Harbourneford.
