A rare opportunity to acquire a significant agricultural holding in the Yorkshire Dales
National Park. Whilst most buildings are in need of comprehensive renovation and refurbishment, Swineley Farm is attractively situated and has access via a private drive. Within a ring-fence, the land comprises traditional meadows and pastures set close to the steading, with more extensive areas of rough grazing on the higher parts of the farm, dotted with traditional outbarns. Swineley also benefits from being in an area abundant with wildlife, notably Red Squirrel, Curlew and Lapwing.

FARMHOUSE
The part-rendered stone under stone flag roof farmhouse (known as West Swineley) provides the following accommodation:
On the ground floor – Living Room, Dining
Room, Store and Kitchen.
On the first floor - Two double Bedrooms and
Bathroom.
Attached to the farmhouse is a stone under stone flag roof range comprising barn, cart house, shippon and lofted store.

FURTHER DWELLINGS
A former dwelling of similar traditional construction to the main farmhouse (known as East Swineley) is situated approximately 80m to the north. With four rooms on each floor, the property is in a ruinous state and has not been occupied for over 50 years. Whilst providing approximately 1,506ft² (140m²) of potential living accommodation, it must not be entered.

BUILDINGS
Various ancillary outbuildings and sheep handling facilities are located close to the farmhouse.
The main range of buildings is located on the steading to the east of the access drive and comprise a stone-built barn with modern lean-to, and a separate block based on a modern, 4-bay general purpose building with two lean-to sheds.
Set immediately to the south of East Swineley
farmhouse is an attractive stone-built lofted byre. It is in poor condition and must not be entered.
Five traditional outbarns are located across the wider part of the holding. All are structurally compromised and must not be entered.

LAND
Set within a ring fence, the holding extends to some 468 acres (189 hectares) of meadow, pasture and rough grazing land. The land is predominantly east facing and is bounded to the east by Widdale Beck at approximately 350m above sea level. From there it gradually rises to approximately 650m above sea level at its northwestern boundary on Great Knoutberry Hill. It is all classified as Grade 5.   Fell rights are attached to the land which allows the owner to graze 140 ewes and 30 hoggs on Widdale Fell (CL143) situated adjacent to the holding (and shown outlined in blue on the sale plan).
The land provides a superb opportunity not only for grazing, but also for those seeking to improve habitats for species biodiversity across the holding.
