Farmhouse:
Halamiling is a characterful Grade II Listed farmhouse with flexible accommodation amounting to approximately 2,120 sq. ft. The property has retained its appealing period features including an inglenook fireplace, window seats and slate flooring throughout the ground floor. There are three reception rooms: a spacious dual aspect sitting room with an inglenook fireplace and a wood burner; a well-proportioned dining room with a Rayburn; plus an office. To the rear of the house is the kitchen, fitted with a range of traditional wooden units with Delabole slate worktops. A neighbouring utility room benefits from the same units and worktops, and provides further space for appliances. A shower room and a spacious hall complete the ground floor.

Upstairs, there are three to four bedrooms. The master bedroom has a high vaulted ceiling with an exposed A frame, a door which leads to the terraced garden and a well-appointed en suite bathroom featuring a stylish claw foot bath. There are two further double bedrooms, bedroom two enjoying lovely countryside views, both serviced by a contemporary, well-appointed shower room. Completing the first floor is a fourth single bedroom or study.

Moonbeam:
Moonbeam has been thoughtfully designed by the current owners to create a superbly appointed holiday cottage. The kitchen is well-equipped, with a range of attractive fitted units, wooden worktops, a kitchen island, induction hob, extractor fan, microwave, electric oven and integrated fridge/freezer. Completing the ground floor is a cloakroom and a store, which provides the potential for another reception room or third bedroom. Upstairs are two large double bedrooms, both with high vaulted ceilings, exposed beams and beautifully presented, fully-tiled en suite bath or shower rooms.

Moonshine:
Moonshine is a superb, self-contained holiday let which is presented to the same high standard as Moonbeam. Lesnewth is an appealing rural hamlet, surrounded by beautiful countryside, approximately 3 miles from popular Boscastle. Nearby is the picturesque 14th century church of St. Juliot which is renowned for its connection to the author and poet Thomas Hardy. Boscastle, approximately 3 miles away, is situated on the rugged north Cornish coast and is home to quaint stone-built cottages, independent shops, a small supermarket, bistros and three pubs, as well as a charming National Trust tearoom. The Elizabethan quay sits amongst steep cliffs and there is a beach at low tide. The town is is surrounded by farmland, much of which is owned and preserved by the National Trust. The South West Coast Path passes close to Boscastle, which is England’s longest waymarked long-distance footpath and a National Trail. It stretches for 630 miles, running from Minehead in Somerset, along the coasts of Devon and Cornwall, to Poole Harbour in Dorset. There is also ample opportunity for walking, riding and cycling direct from the property itself.

Communications to Cornwall have greatly improved in recent years with daily flights to London Heathrow from Cornwall International Airport (Newquay), which is just 29.5 miles away. The A30 is now mostly dual carriageway to the M5 at Exeter, whilst the A39 Atlantic Highway provides links to Falmouth to the west and Bath to the north east.

Halamiling occupies an enviable secluded position, surrounded by its own land of approximately 56.39 acres. The property has the benefit of exceptional gardens which have been planted with a very wide variety of colourful all-seasons flora, including various species of tropical plants. Different areas of the grounds provide many areas to sit and enjoy the peaceful surroundings, and are a haven for local wildlife.

A long private drive passes through the land to the property, where there is a double carport and ample space for parking multiple vehicles. Adjacent to the main farmhouse is a paved terrace which provides the perfect space for al fresco dining and entertaining. A wonderful rockery area has a stream and a small waterfall that flows down into a pond. There is also a productive vegetable garden with a 40ft. x 12ft. greenhouse, which provides excellent potential for self-sufficiency. The remaining land comprises open fields, parcels of woodland and three exceptionally picturesque trout lakes, surrounded by woodland, and interconnected by a stream. A number of outbuildings are also within the grounds including log stores, two workshops, a large machinery shed and a number of stores.
