Outstanding period country house set in about 9 acres of beautiful gardens and woodland.

Description

Garvock House is an outstanding, historic country home set in the beautiful surrounds of the southern Perthshire countryside. Original parts of the house are thought to date back to the 17th century, and even earlier. The house is B Listed and features a beautiful late Georgian front façade with a column porch entrance and tower to the north end. The house sits in just over 9 acres of picturesque grounds which include beautiful gardens that surround the house, and mature woodland to the north and east. The Garvock Burn passes through, and there are captivating views over the neighbouring farmland toward the backdrop of the Ochil Hills to the south, and the hills of central Perthshire to the north.

The characterful entrance hall has traditional flagstone flooring, decorative ceiling plasterwork, and a fitted log burner. The beautifully proportioned drawing room sits off the entrance hall and overlooks the garden with southeast and northeast facing windows with working shutters. It has an open fireplace and shelved alcove. Adjacent is the southeast facing study with fireplace, and opposite is a drinks room with wine cellar. The other principal ground floor rooms are all set off a main hallway running from the entrance hall to the kitchen / breakfast room. The kitchen overlooks the garden and has fitted appliances including a two door AGA. It also has a spacious area for breakfasting or informal dining. The adjacent utility room is plumbed for laundry appliances. The sitting room and dining room, both of which have open fireplaces, as well as a play room, WC, and walk-in larder all sit off the hallway. There are also French doors leading out to the garden.

The first floor is approached by two separate staircases. From the main entrance hall, a stone staircase overlooked by a large west facing window with spectacular views, leads up to the landing. A secondary staircase from the ground floor hallway adjacent to the kitchen entrance also leads up to the bedrooms above. The principal bedroom has stunning views through northeast and southeast facing windows with working shutters. It has an en suite bathroom with freestanding bath and fireplace (LPG), and a separate door which provides access from the landing. There is an adjacent dressing room with fitted wardrobes. There are four further double bedrooms on this level, three of which overlook the front of the house, and a family bathroom. One has an en suite bathroom with freestanding bath and a separate door onto the landing. A staircase in the tower curves up to the lovely tower bedroom. This room has spectacular views to the northeast and northwest towards the hills of central Perthshire.

GARDENS, GROUNDS AND OUTBUILDINGS
The drive to Garvock House passes through a stone pillared entrance, and sweeps up to the front of the house passing large rhododendrons and the beautiful mature woodland to its left. To the front of the house there is a large gravelled parking area. A right turn off the drive leads to the two garages. One of the two, whilst still offering space for vehicles, houses the biomass boiler, and acts as a workshop with fitted workbenches.

To the rear of the house is a courtyard incorporating a traditional range of stone-built outhouses. These include two stables with working stable doors, a boiler house / workshop with stairs leading up to a storage room and play room above. An opening under connects through to the garages which are behind the courtyard.

The gardens at Garvock House are truly spectacular, and offer beautiful outlooks over the surrounding farmland and the backdrop of the Ochil Hills. There is a paved terrace to the rear of the house providing a lovely setting for outdoor entertaining and barbecues. The principal gardens are south facing and run from the rear of the house around to the front with an extensive range of stocked flower beds and shrubs. The gardens are enclosed by a beech hedge and interspersed with a variety of broadleaf trees including a row of mature silver birches and an elegant weeping ash, as well as evergreens. There is a separate garden section to the north of the house. To the front of the house, a stunning copper beech tree stands beside the croquet lawn which is flanked by the Garvock Burn. A footbridge leads into the mature wooded grounds beyond. This wonderful woodland area offers a wealth of flora and fauna, with nature trails, dog walks, and a few peaceful seating and picnic areas.

Location

Dunning is a small village steeped in history. It is built around the centrepiece of the village, the Old Parish Church of St Serf. Built in the 12th-13th century, the church was the only feature of the village to survive the 1715 Jacobite Rebellion. In the village, there are a range of services including a primary school, shop, café, doctor surgery, mobile bank, mobile library, two pubs, tennis court, bowling green and golf club.

The nearby A9 provides quick access to Stirling, Glasgow and Perth. The M90 runs past the city of Perth providing good travel access both north and south, while frequent train services connect to wider parts of the country. The cities of Edinburgh and Glasgow are both under 50 miles away by road, and provide international airports, mainline railway stations and extensive city amenities. Nearby independent schools include Strathallan, Kilgraston, Glenalmond, Morrison’s Academy, Craigclowan and Ardvreck. Dollar Academy and the Fairview International School at Bridge of Allan are also within easy reach. The Community School of Auchterarder is a medium sized school with a nursery, primary and secondary all on one campus. In 2019 it was the highest ranked school in Perthshire in The Times league of state schools.

The world renowned Gleneagles Hotel is only 9 miles away. It is a luxury resort offering a wide range of sports and leisure facilities. In addition to the three 18-hole championship golf courses, there is a Golf Academy with a nine-hole course and practice ground. Fishing, falconry and horse riding can also be enjoyed, together with the opportunity to join the Gleneagles Spa and Country Club. Gleneagles Train Station, 8.5 miles away, also provides accessible travel routes to all of the major cities, and is a stop for the Caledonian Sleeper service to London Euston.

The Ochil Hills sit just to the south of the house and offer an abundance of outdoor pursuits and field sport opportunities.

Additional Info

It is thought that Bonnie Prince Charlie was a regular visitor to Garvock House, and that he planted a rose bush as a gift to his hosts, the Graemes of Garvock; “With a family so devoted to the Jacobite cause as the Graemes, it would have been strange had Prince Charlie not been a guest at Garvock, and left behind him some memorials of his visit. The Pretender is believed to have been a frequent visitor, and to have slept under the roof of Old Garvock House, part of which is still in use. It is not known when this old portion was built, but judging from the architecture, it must have been at a very early period. The principal wings of the mansion, however, were built in 1825 and 1827.” (A Village of Crossroads and Characters by Lorne A Wallace; 1991).
