DESCRIPTION
The property is built on the site of a former Tudor house, features of which still survive today in the rear wing of the house. The first evidence for the piece of land which became the site of the Plas comes from the 1760 Beaufort estate map. Constructed between 1787 and 1793 from river stone from the Onney brook, the house was lime plastered and colour washed in the traditional manner of the time. The original stone roof tiles were replaced with slates sometime after 1850. The central block of the house is three storey with two storey side wings adding an aesthetically pleasing symmetry to its appearance. The rear of the property is dominated by a full height gabled stair projection with an extension providing an apartment which can be accessed via the rear hallway.
BUYER NOTE
Intending purchasers are advised that a restrictive covenant will affect the future use of the property, gardens, ancillary buildings and land, further details of which may be found in the general section of these particulars.
SITUATION
Llangattock is a favoured residential village set amongst the stunning scenery of the Brecon Beacons National Park alongside the banks of the River Usk with the popular market town of Crickhowell lying just across the river bridge. The Monmouthshire and Brecon Canal passes through the village which is home to a thriving community and St Catwg's Church, which is believed to be one of the oldest churches in Wales, dating from the 6th Century.
Winner of the Best High Street in Britain in the Great British High Street Awards, Crickhowell and the surrounding villages are highly regarded amongst the walking community and are a haven for both walkers and tourists alike. The town is famed for its family run and independent businesses including several grocers, a butcher, a delicatessen, a baker, Wales's first zero waste shop, and a newsagent/post office. In addition, there are several individual boutiques, cafes, a book shop which attracts famous authors to its doors, and a...

Grade II Listed Barn with stables and piggery
Leasehold on a 999 year lease
At the rear of the property an archway from the driveway provides access to a stone barn with two enclosures (22'8 x 20'2, 12'5 x 20'5), lining the village road to the front and sitting in its own garden.
The barn is currently used for storage and does not have any form of planning consent for change of use. Intending purchasers are advised that there is a restrictive covenant regarding future development of the barn but development as a single private residence would be considered, subject to planning consent.
Of an attractive appearance, the barn has full height double doors to both the front and the rear. Attached to the barn is a single pitch range of outbuildings consisting of two stables (10'0 x 12'3, 11'10 x 8'0), each with a planked door and a window and against the north gable end, three pig sties. This area is shown patterned green on the site plan.
RESTRICTIVE COVENANTS
Intending purchasers are advised that there will be a covenant restricting the development of the property, gardens and ancillary buildings and limiting their future use primarily to a private residential dwelling. The vendors would be prepared to discuss future uses which are ancillary to the primary use as a residential dwelling. Further, the land identified in blue on the site plan cannot be used other than as an orchard or for the purpose of agriculture, horticulture, or grazing. Purchasers are notified that this is an abridged summary, and they should make their own enquiries via their solicitors regarding both Tenure and the restrictive covenant.
