The Property


Two enclosures of accommodation land to the East and West of the Tenbury Road on the Northern outskirts of Bromyard. Lot 1 amounts to 1.22 acres to the West of the B4214 and Lot 2 amounts to 17.36 acres on the opposite side of the road with frontage to the River Frome.

Lots 1 and 2 are both in pasture and provide Prospective Purchasers with an excellent opportunity to acquire land on the outskirts of Bromyard for agricultural, equestrian, amenity, and sports use.




Location


In Bromyard take the B4214 Tenbury Road North for approximately 1 mile from the centre of Bromyard where the properties will be indicated on the left and right hand sides of the road.




Access


Lot 1 has 2 entrances, the 1st from the unclassified road to the North and the 2nd from an unused gate in the South-eastern corner of the field. Lot 2 has 3 entrances, the 1st from the double gates on the Tenbury Road and 2 gates from the Keepmoat development.




Attenuation Ponds


Within Lot 2 to the Northwest and Southeast there are 2 attenuation ponds serving the Keepmoat Homes development adjacent. Water is connected to Lot 1, but this is a private supply, and the purchaser will have to install their own mains connection from the main road. Lot 2 has access to water from the River Frome and there are mains water pipes in this enclosure adjacent to the main road if a mains supply was required.




Tenure and Grazing Agreement


The property is Freehold, currently subject to a Grazing Agreement. The Successful Purchaser will have the option of Vacant Possession upon Completion on the 28th October 2022 or the Grazier will continue to the 30th November 2022, subject to weather conditions.




Boundaries


The purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendor�s agents will be responsible for defining the boundaries or ownership thereof.




Basic Payment Scheme

Overage


Should planning permission be received for change of use on either of Lot 1 or 2 there will be an uplift clause in favour of the Vendors of 50% on Lot 1 and 25% on Lot 2 for a period of 25 years from completion of the sale.

Completion will be on Friday 28th of October 2022 (or earlier by separate negotiation). Anyone attending the auction as a Prospective Purchaser must bring with them a completed Land Registry Identity Form (ID1).




Contract


A copy of the Contract and any Special Conditions of Sale will be available for inspection at the Solicitors Offices some 10 days prior to the date of Auction.



The Contract is not available to take away or be photocopied. However, The Vendors Solicitors will distribute a Contract pack upon request but they reserve the right to charge a nominal amount for doing so. Please make any further enquiries directly to the Vendors� Solicitors.



Purchasers will be deemed to have bid in full knowledge of the Contract and special conditions, whether they have inspected them or not.

Money Laundering


As a result of anti-laundering legislation all persons intending to bid must complete the Bidders Registration Form and provide Proof of Identification (ID) prior to the Auction.
