The property

The Grain store is an imaginative conversion of a former grain store converted with full planning permission to create an immaculate family home.

The house sits in an elevated position with far reaching views and has been built with Clipsham stone mixed with English oak cladding above, extensive glazing and a zinc roof.

The house is accessed via a recessed porch, with inbuilt benches to either side, which leads to a hallway with the kitchen and family room to the left and drawing room to the right. The kitchen and family room are the hub of the house and this room measures almost 44 x 23.5 feet with the two outside corners of the room benefitting from open corner sliding doors. The room is cdominated by a large central island with a stone work top, extensive storage, a sink, oven and breakfast bar. There are copious other units, a Fisher & Paykel American style fridge and an Everhot 120i electric stove. The remainder of the room encompasses a breakfast area and family area with a large contemporary Scan log burner with Welsh slate backdrop providing a focal point. Adjacent to the kitchen is a larder as well as a beautifully crafted wine store.

At the core of the house is a large galleried dining hall with Indonesian hardwood flooring and from which the elegant oak staircase curves up to the first floor. This room shares a double-sided inset Scan logburner with Welsh slate suround with the drawing room which is beyond. The remainder of the ground floor is connected by a corridor running to the rear of the house and consists of a boot room, utility room, study office and bedroom 2, which has an en suite. Adjacent to this set of rear stairs rise to the second floor.

The main staircase rises from the hall and splits with secondary flights leading to the principal bedroom, which has a Juliette balcony with the most wonderful easterly views and an en suite bathroom. There are a further four bedrooms on the first floor, two of which have en suites, and a family bathroom.

The house benefits from underfloor heating throughout which is powered, along with the hot water, by air source heat pumps. These not only produce low running costs but benefit from The Government's Renewable Heat Incentive scheme (RHI) which rebates the householder annually for a 7 year period from installation.

Outside

The Grain Store is approached from the east, initially along a farm access road and, subsequently, via double electric estate gates, along its own driveway bordered to the south by estate fencing. The drive travels through a paddock up to a gravelled parking areas to the front and north of the house. This culminates in an oak framed building which includes two open carports, a garage and downstairs storeroom with a WC. Internal stairs rise from the storeroom to a large first floor room with two dormer windows. Although undecorated, this room has clear potential for either a home office, games room or annexe accommodation.

The garden, which is mainly set to lawn, wraps around the house and, to the southern side, is bordered by stepped granite gabion walling. Adjacent to the family room and kitchen and running along the entire southern side is a terrace. To the rear of the house is a loggia with a magnificent Cumbrian slate open fireplace. The land to the south of the driveway drops away and consists of fenced paddock with some woodland.

The house and paddock amount to about 2.6 acres but a further 8.4 acres to the east are available by separate negotiation giving the potential to own much of the view.

Location

The Grain Store is situated just 8 miles to the north of Stamford on the Rutland/Lincolnshire border. The nearest village, just a mile away, is Clipsham which has a renowned gastro pub, The Olive Branch. There are wonderful walks and footpaths on the doorstep. Local schooling is superb and Witham Hall preparatory school is just 5 miles away with Oakham, Uppingham and Stamford schools all within easy reach. A choice of train journeys from either Grantham or Peterborough to London King’s Cross provides excellent commutability.

Directions

From Stamford, take the A1 north for about 6 miles until reaching the turn for the B668 signposted to Oakham. Take this turn and it will take you to a T junction. Turn right, following signs to Clipsham. This will take you downhill to a roundabout and take the third turning, under the A1, and then go straight over the next roundabout, again following signs to Clipsham.

In Clipsham, after passing the Olive Branch pub, take a right hand turn along Holywell Road. Follow this road for a mile, passing buildings on your right at the mile mark, and The Grain Store's drive is 100 yards further on your left hand side.
