Positioned in an elevated setting Meadow Cottage is a beautifully presented, contemporary country house providing 4,628 ft² (430 m²) of living space, with uninterrupted, south-facing views across a wide stretch of unspoilt Devon countryside.

It was built on the site of a more modest house, which was owned by the current owners, who so loved the site that they decided to replace it with a dream home that they had designed themselves.

The design is inspired by the homes found on the eastern seaboard of Canada, with rendered, cement board walls under a slate roof with an interior that is filled with light and space and has a delightfully relaxed feeling.

The sitting, dining and kitchen/breakfast rooms all have full height windows on more than one side to maximise the levels of natural light. These include south-facing, bi-fold doors in three rooms that can be folded back to open the house to outside in fine weather. This design philosophy extends to
the first and second floors as well.

On the first floor, three large, double bedrooms have direct access to a deep, sheltered balcony and on the second the principal bedroom suite has its own private balcony, with the lovely view stretching out below. The interior is also characterised by extensive, handmade light oak joinery.

This includes an impressive staircase that extends up through an open stairwell from the reception hall and timber floors throughout much of the ground floor.

The kitchen/breakfast room is equally well equipped with a
range of contemporary-style units that includes a large central island and an electric Richmond range cooker.

On the first floor are four large double bedrooms, two of which have en suite shower rooms, the family bathroom with separate shower and a self-contained annexe with its own entrance. The principal bedroom suite occupies the upper floor and has an integral bath in the bedroom, walk-in
wardrobe, dressing area and en suite shower room.

Garden
Meadow Cottage is approached off a narrow, seldom-used lane via a gently upward sloping gravel driveway, passing through a sliding electric entrance gate. Beside the bottom of the drive is a lower parking area beside a machinery store.

There is a further, main parking area behind the house and immediately adjacent to the front door and integral double garage. The garden extends to about 1.3 acres (0.53 hectare) and is designed to be easily maintained as it consists almost entirely of lawn, with level lawns in front and to one side of
the house, where there is a hot tub.

Behind the house the lawn slopes upwards to a stand of Norway spruce. The garden is very private and bounded by mature hedging and trees with fields on three sides, one of which contains the vines of Pebblebed Vineyard, which is part of Darts Farm and produces award-winning sparkling and still wines.
