A fantastic and individually designed property, which has recently been very cleverly updated, with outstanding views towards the Blackmore Vale.

THE PROPERTY
Tucked away down a no through road on the edge of the small rural village of Mappowder, first glimpses of The Maples are most impressive. Constructed in 1989 of attractive red brick with a tiled roof, its façade is most striking.

On first entering the property there is a real sense of space, light and charm with a large open hallway and very attractive wooden stripped flooring. It is immediately obvious that the present owners have lovingly upgraded the property over the years, and it is now a truly fantastic family home presented to the highest possible specifications.

There are many rooms in the house worth a special mention, including the sitting room with a wood burning stove and doors leading out to the conservatory and delightful garden. The family kitchen is quite simply 'as good as it gets' with an open plan dining area and doors opening out to a terrific paved terrace and pergola, ideal for 'al fresco dining.' There are a number of bespoke wall and base units and an Aga (blue, electric).

The bedrooms are situated on the first floor with four bedrooms (one currently used as a study) including a master bedroom suite with a newly fitted power shower. There is also a wonderful family bathroom and another en suite bathroom.

The real surprise however is the large and lovingly nurtured garden, with a lawned area, well stocked borders, gravelled vegetable area with raised vegetable beds, a pony paddock and outstanding outbuildings including a large barbeque hut and a double garage and workshop. In all approximately 1.78 acres.

All in all, this is the most wonderful family home in an idyllic and very convenient location.

LOCATION
The Maples is situated on a no through road on the edge of the pretty rural village of Mappowder, which comprises mainly stone built cottages and the 15th Century Church of St. Peter and St. Paul and is surrounded by some of Dorset's loveliest countryside on the edge of the Blackmore Vale.

The larger village of Hazelbury Bryan is just 2 miles with a village shop, public house and first school. Mappowder lies equidistant between the historic Abbey town of Sherborne to the north and the county town of Dorchester to the south with excellent range of facilities including shops, restaurants, public houses and supermarkets including a Waitrose and Tesco. Also worth a mention is the vibrant development at Brewery Square, Dorchester with its cinema, bars, restaurants and leading shops. A wider variety of amenities are available at the larger regional centre of Yeovil.

The area is well connected with main line railway stations at Dorchester and Sherborne to London Waterloo, while road links are along the A31 at Bere Regis and A303 at Wincanton giving swift access to London and Home Counties along the M3, M25 route.
