Location
Pengethley House is around four miles from Ross-on-Wye, a popular market town. It is also around ten miles south of the cathedral city of Hereford. Both settings offer a wealth of amenities such as various supermarkets, shops - both independently-owned and chain stores - plus leisure facilities as well as welcoming restaurants, pubs and bars.
Closer to home, Pengethley has a garden centre, as well as an award-winning farm shop and butchery that stocks fresh, local produce.
The house is within easy reach of good transport links; the A49 - the main road that connects Ross-on-Wye and Hereford - is a short distance away and, at Ross-on-Wye, motorists can join the A40; the east-bound road provides a direct route to Gloucester, Cheltenham and the Cotswolds, meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross and this gives good access to the M5 motorway - leading to Birmingham to the north and Bristol to the south.
In terms of schooling, the nearest primary school is situated in Bridstow (three miles away) and this has secured a 'Good' Ofsted grading. John Kyrle High School - situated in Ross-on-Wye (five miles away) - is the nearest secondary and this also has attained a 'Good' Ofsted rating. In addition, private schooling options are found in Monmouth and Hereford - both of which are around a 20-minute drive away.

The home at a glance
This spectacular home carries a quintessential olde-worlde charm; the property is mainly built from stone but the oldest section of the home includes a half-timbered wing. From each and every angle, Pengethley House is entirely beautiful and there are a plethora of wondrous details to delight the eye. For instance, the entrance hall gives an excellent first impression - there are exposed timber frames as well as a grand wooden stairway with ornately carved balusters. There is also another staircase, tucked away behind an oak door, leading down to the cellar which presently serves as a home office.
The lounge is a superb and characterful space. It has an inglenook fireplace, which houses a wood-burning stove, and this acts as the principal focal point. Plenty of natural light pours into the room through two bay windows which exhibit a wonderful view of the surrounding countryside.
The size of the spacious and well-appointed kitchen is accentuated by a high ceiling. A pantry plus a multitude of floor and eye-level cupboards give a mass of storage space. A sizeable utility room lies beyond the kitchen and houses several lovely historic features, including an old bread oven and iron ceiling hooks - which would have once been used for hanging game.
The ground floor also hosts a dual-aspect dining room which boasts an oak floor as well as original window shutters. Then there is a library, complete with an abundance of built-in shelving, plus an adjoining snug. There is also a cloakroom, which can be accessed from two sides, plus a rear lobby.
On the first floor of the property, there are three double bedrooms, one of which includes the principal bedroom. This gorgeous, dual-aspect space carries a vaulted ceiling as well as exposed timber framing. Arguably this room boasts the best view in the home; there is an elevated view of the Welsh hills and, at the end of each day, the sun sets over these. This room has a wealth of built-in storage on either side of the room as well as its own fully fitted en-suite bathroom which contains an airing cupboard.
Meanwhile, the remaining bedrooms in the home are serviced by the family bathroom which also hosts a walk-in shower cubicle.
The second bedroom on this floor has an oak floor, wooden beams plus a cast iron fireplace. The third bedroom could be a perfect fit for an older child as it has its own staircase leading down to the ground floor and it also has connecting sitting room. There is scope to add an additional bedroom here - if a new owner wished, this space would be large enough to accommodate another bed.
Two more bedrooms are found on the top floor of the property, both of which have pitched ceilings and one has an extensive built-in wardrobe and additional storage in the eaves of the property.

Outside
Pengethley House is surrounded by a fantastic garden; there are two terraces at the rear of the property - the lower, paved area lends a perfect alfresco dining area, while the upper terrace is a real sensory joy; an expansive, level lawn meanders around a variety of mature trees and vibrant, scented flowers as well as a herb garden and an old stone cider press. There is also a small pond, fed by rainwater, which is tucked away in a private corner of the grounds.
In terms of outbuildings, there are several detached stone barns as well as an old ice house within the boundaries of the property. The largest barn, which is split into two sections, is presently used as storage but is certainly sizeable to be converted into a self-contained annexe (subject to the necessary planning constraints). The smaller barn is also split into two rooms and gives even more storage space.
There is ample opportunity to cultivate fresh fruit and vegetables at Pengethley House - four fig trees, as well as a plum tree, are dotted around the expanse and there is a substantial allotment area housed around the larger barn; a conservatory serves as an extensive greenhouse which faces out to a vast large raised bed kitchen garden.
At the far end of the greenhouse, there is a sheltered courtyard and this serves as a perfect spot to host barbeques in the warmer months.
