This individually designed home is beautifully proportioned and practically configured over two floors. There is a wonderful flow to the accommodation and the natural light further emphasising the room proportions. In particular, the property is not overlooked and abuts paddocks to the side and rear.
The current owners have maintained their home to a high standard and spent much time reconfiguring the layout making it suitable for both a family and entertaining. On the ground floor there is a spacious entrance hall with flagstone tiles, a fabulous kitchen breakfast room which opens out on to the oak framed garden room. The sitting room with wood block flooring is dual aspect and opens out on to the south facing rear garden, a study/family room and a guest shower room WC. A turn around oak/glass staircase leads to the first floor galleried landing leading to three double bedrooms and single bedroom. The master bedroom has an en suite shower/WC and there is a large family bathroom. To the rear of house there is a delightful south facing garden that is predominantly laid to lawn with established boarders and a large patio for alfresco dining as well as a greenhouse and garden shed. To the front there is off street parking for several cars and an integral garage.
SELLER INSIGHT
We moved to Swallow Lane in November 1993. We had previously lived in Stoke Mandeville for 7 years and we were happy to remain in the village as it was very convenient for our work/commute and at that time both children attended Stoke Mandeville Primary School.
We decided to purchase this property, partly because of the larger garden but also because the property had obvious potential to further improve the living space as and when our finances could support it. Although the property was an individual design, it did require some immediate modernisation on moving in (new kitchen) and some longer-term improvements to the internal layout to make it into a family home. Being located on a generous plot of land, there is still the potential to further extend and develop the property to make more space, if required.
Stoke Mandeville is a lovely place to live with everyday amenities close by. Within a five-minute walk we have three pubs (two with restaurants), a post office, hairdresser, a park with a community centre, playing fields and play areas, and the rail station with trains into London and Aylesbury. There is also a regular bus service into Aylesbury Town centre. Nearby is Stoke Mandeville Hospital with the famous Spinal Injuries Centre and links to the Paralympic sports movement. Within the hospital complex is a major sports centre, gym and swimming pool.
The area is also blessed with having excellent schools. Stoke Mandeville Junior School is less than five minutes' walk away and there are good secondary schools and three excellent grammar schools in Aylesbury, one boy, one girl and one mixed. Our son attended Aylesbury Grammar and our daughter did her sixth form at the High School.
We have thoroughly enjoyed living here for the last 29 years as we have the benefit of living in a very quiet, unoverlooked part of the village with excellent local amenities, whilst having major shopping, entertainment and other facilities a ten-minute drive away in Aylesbury. We are a short walk away from lovely open countryside and for many years, when the children were young, we had a dog and loved exploring the local footpath network, literally from the front door.
Our children have moved into properties of their own and it is now time for us to downsize and move to be closer to our daughter and husband in Oxfordshire. They married last summer and are hoping to start a family soon.
The new owners will become only the third owners of the property in over fifty years and hopefully they will build fond, lasting memories of living here as we have done over the last twenty nine.
Property History
The land (0.23 acres) on which the property sits was acquired by Mr N Welply (Consultant Anaesthetist at Stoke Mandeville Hospital) in August 1969. The house was built in 1970 by Frazier Wallis Ltd of Pitstone near Leighton Buzzard who were registered on the National Housebuilders Registration Council.
Mr Welply died in 1990 and the house was then rented out to tenants by his daughter until we purchased the property in November 1993. When we purchased the house, it had 2 bedrooms downstairs and 2 upstairs and a rather outdated kitchen with an oil-fired Aga. We updated the kitchen to a more modern design and removed the Aga in the first week of our move.
In February 1995 we secured planning permission to remodel the house internally, install new dormers in the roof, install a new chimney and raise the height of the boundary walls. The work was designed by Jeffrey Powell Associates, Aylesbury and the construction was carried out by G.T. Construction, Bierton in the Spring of 1995. When completed the new configuration gave us 4 bedrooms upstairs, a relocated main bathroom and an ensuite to the master bedroom. Downstairs, we had a reconfigured lounge with double doors and new fireplace with a wood burner. The former downstairs bedrooms were converted into a study and a dining room. The height of the cellar was reduced to approximately 3ft 6in at this time in order to form the new hallway and stairs.
In August 2004 we were granted Planning Permission for a one and a half single storey rear extension. This permission was allowed to lapse as we decided to have an oak-framed orangery installed to the rear of the house instead. Planning Permission for this was granted in July 2007. The orangery was installed in the Spring of 2008 by Prime Oak Buildings Ltd on the rear gable end of the house. This allowed us to relocate the kitchen to it's current position by converting the dining room and study into one new space. The kitchen was designed by In-toto Kitchens and the units were supplied by Wellmann of Germany.
During our 29 years at number 7 we have continued to upgrade the property as necessary and listed are some of the improvements made over the last 10 years.
2013 New fascias and aluminium gutters
2015 New oak staircase and oak doors throughout
2016/17 New bathroom and ensuite
2018 New boundary fence
2019 New electric garage door
2020 New oil boiler - relocated from cellar
2021 New double-glazed windows and front door. Upgraded downstairs cloakroom. New oven, hob and extractor unit in kitchen
Outside there is power and water to the rear of the house. The greenhouse has power and water laid on and the garden shed also has power.
The house also has a central vacuum cleaner system installed.
