Ground Floor Highlights

The sitting room has an open working fire with a multi-fuel burning stove. There are original wall and ceiling beams, and French doors to a small veranda overlooking the millstream. The formal lounge and adjoining library have a range of fitted cabinets and shelving and a large open fireplace with oak beam. The galley style kitchen has integrated appliances and space for a range cooker. There are solid wooden work surfaces and a York stone floor.

First Floor Highlights

The master bedroom has built-in wardrobes and a dressing area which leads to an en-suite shower room with wood panelled walls and tiled floor. The other bedroom on this staircase has a built-in wardrobe. The other staircase leads to two bedrooms, one with low windows with views across the nature reserve, and the other with a feature window and a raised sleeping platform with storage below. The family bathroom has a side panel bath, a wash basin and a WC.

Gardens

The southerly facing grounds include a patio with iron railings and views over the millstream and nature reserve, and a walled garden with lawns and borders with mature trees. There is an Alitex greenhouse and a summerhouse. A cobbled driveway at the front has parking for two cars and there is also a car-port which can house an additional car. A bridge crosses over the millstream and leads to an open plot of land which the current owner rents and maintains.

Situation

The property is situated less than a mile south west of the village of Ickleford and is on the edge of the Oughton Head Nature Reserve. The village has a village hall, three public houses, a sports and recreation ground and a local shop. For more comprehensive facilities the medieval market town of Hitchin is only 2.5 miles away, and has a choice of schools, leisure facilities, shops and markets, as well as transport links by road or rail for commuters.
