Friths Farmhouse is a truly magnificent late 19th century farmhouse, set in an idyllic situation with six-acres of land, close to the South Downs in East Sussex.

It has been wonderfully extended and refurbished by the architect Alan Cronshaw who skilfully used an abundance of chestnut wood and glass to make this rural gem a perfect and comfortable home for future generations.

This outstanding semi-rural house stands on the edge of the quintessential Sussex village of Chiddingly, approximately ten miles from the county town of Lewes.

As you step inside you will feel the magical blend of both an historic and contemporary space, which has been expertly reimagined to make it a light, bright and airy home - exactly how many of us want to live today.

The spacious hallway opens out into an outstanding and extended living space that incorporates a stunning contemporary kitchen and dining area. Floor to ceiling windows bring the outdoors in and let you feel totally immersed in the beauty of your garden and grounds, and the surrounding countryside.

There is an adjacent second reception room that would make a perfect office or snug. A cloakroom and a utility room/boot room can also be found on the ground floor.

On the first floor you will find three bedrooms and a fabulous family bathroom. On the second floor there is a further bedroom and beautifully fitted luxury bathroom.

Outside there is a garage and a complex of outbuildings that were designed by the architect in keeping with the modern extension. These include:
• Studio incorporating a kitchenette, shower and wc
• Good-sized barn currently used as a gym and games room
• A further building serving the 3 acres of fields and suitable for horses and a greenhouse

The property is reached by a long private lane culminating at the driveway of the house, where there is ample parking. This distance from the road contributes to a powerful feeling of peace.

The surrounding six acres (approx) is divided up into two distinct areas. There are 2.5 acres of landscaped garden and parkland which incorporates a small copse, extensive grassland, formal gardens, and an orchard area. A unique feature of the landscaping scheme (by the designers Eline Hansen and Paul Bradford) is the planting of a patte d’oie, a fan shaped feature created by natural English hedge plants, which divides the parkland into two distinctive outside areas. The rest of the property is fields, some of which are currently rented for horse grazing.

Chiddingly
Chiddingly is a picturesque and popular village. It is well known as the former home of artists Roland Penrose and Lee Miller, who lived at Farley Farmhouse. Pablo Picasso was among many celebrated artists who were regular visitors to Chiddingly. Its artistic heritage continues today as it is possibly the only village in the UK that has held its own annual arts festival for more than 40 years. There is a super village pub, a cricket ground and church. A primary school is just a mile away in the village of Muddles Green.
Lewes is approximately ten miles away and is known for its history and wealth of independent shops, restaurants and cafes. Tunbridge Wells and Heathfield are also just a few miles distant. Brighton is 20 miles and offers a comprehensive range of shopping, recreational, a marina and commercial facilities.
Train services to London Bridge/ Victoria run from Uckfield, Buxted, Polegate and Lewes.
