General Remarks And Location - This is a very rare opportunity to purchase a parcel of land in such a special geographic location close to the south cornish coast. Pellows is a single field originally forming part of Tregamenna Manor Farm and in the same family ownership for generations. It has frontage to the minor country road leading from Veryan to Carne village and also from the cul-de-sac road leading out to Nare Head. Sheltered in one corner of the field is a substantial stable block and yard.

The land is located just over a mile from Veryan, a very attractive and popular village located in the heart of the Roseland Peninsula and within an area recognised as being of outstanding natural beauty. The village has a good range of facilities for daily needs including public house, parish church, and post office/general store. The village also has a primary school, village hall as well as a sports and social club with tennis courts.

The Land - The land extends to 8.74 acres or thereabouts and is comprised in one fairly level and well-hedged enclosure although older maps suggest it was previously two separate fields. It is all down to grass but it is equally suitable for arable cropping and whilst a stable block is ideal for those with horses the land may also appeal to those with interests in conservation. From parts of the field there are fabulous views to the sea in Gerrans Bay and along the south cornish coastline to the Lizard peninsula in the far distance..

The Stable Block - This is discretely positioned for shelter in the corner of the field and is substantially built of timber frame on a concrete base and being approximately 40' x 20' and comprising 4 internal boxes with wide feeding passsageway and entrances at each end. On one side there is an additional timber building for feed storage and at the other end a small enclosed concreted yard.

Subsidy - The land was previously held with other land in the area at which time is was registered with the Rural Payments Agency for subsidy under the Basic Farm Payment Scheme. Due to retirement this land ceased to be registered several years ago.

Rights Of Way - A public footpath passes through part of the land.

Services - There is no formal water supply connected to the land and the nearest mains water is estimated to be about a mile distant. There is however a mains electricity pole in the boundary hedge of the field and this provides the potential for a borehole and pump supply.
A natural spring rises in one corner of the field but dries out during the summer months.
