A delightfully located barn with permission to convert into a 4 bedroom house which will enjoy stunning views, set in a quarter acre.

Situation - The property is situated in a fine rural location just under a mile from the sought-after village of Doddiscombsleigh, with its renowned pub, The Nobody Inn, in the heart of the beautiful Teign Valley. It is in a peaceful location and just a few miles from a number of villages which have a range of local facilities including some well-known pubs. The property is well-located for access to the A38 (5 miles) with the cathedral and university city of Exeter, with its extensive range of facilities being only 8 miles.

Description - These mid-20th century farm buildings obtained consent under the Class Q provisions in early 2021. The scheme as shown on the drawings on the council website indicate a substantial two-storey property.
On the approved drawings there is planned to be an entrance hall, boot room, shower room and utility room. Magnificent open plan kitchen/living room off which is a sitting room and beyond an office. There is also a proposed double bedroom and play room. On the first floor there is proposed a master bedroom with en suite, two further bedrooms and bathroom.
The existing buildings are a steel framed Dutch barn 21’ x 45’ with lean-to 28’ x 45’. Further timber framed lean-to 21’ x 28’. Also an open-fronted cattle shed 25’ x 41’.

In total, the area of land owned and being sold is 0.22 acres. The land surrounding the site is not owned though it is believed the neighbour may be willing to consider up to half an acre of additional land. Further information from Stags.

Planning Permission - An Application for Prior Approval under Part 3 Class Q (a) and (b) and paragraph W of the GDPO Change of Use of agricultural building to a dwelling (reference 21/00262/NPA) was granted on 10th May 2021. In the usual way the development must be completed within three years from the date of this decision. All accompanying documents with this application are on the Teignbridge Council website.

Purchasers may wish to investigate the possibility of a new build dwelling, rather than this conversion, under the ‘fallback’ provisions and further advice can be obtained from Stags or your own planning consultant/architect.

Cil Payment - A Community Infrastructure Levy (CIL) will be payable if the property is built and not retained for owner occupation.

Services - No services are currently connected. The purchaser will be responsible for providing their own borehole water from within the site. Likewise, a private drainage system will have to be installed by the purchaser. There is a mains electricity pole on the other side of the road and a budget estimate has been received (copy available from Stags). Purchasers will be responsible for making their own enquiries in all regards.

Access - The property has direct road frontage and access from the council road. In addition, it has the benefit of a right of way over an area of land to the west which is on Title No DN464952.

Viewings - Strictly by appointment through the sole agent, Stags Tel:

Directions - Proceed to the renowned Nobody Inn in the village of Doddiscombsleigh and then take the road to the south, keeping the pub on your left. Continue on this lane for just under a mile and the building is on the left.
