A fine former manse on the banks of the Tay


Description

Cargill House dates from about 1840 and was originally the manse for Cargill church. It was later sympathetically extended with wings at either end making it a much larger house and giving it quite a presence. Although it looks large, Cargill House has a wonderfully warm and friendly feel. Steps lead up to the front door and vestibule and into the main reception hall. From here there is access to three beautiful reception rooms with large windows framing mesmerising views of the Tay as it flows past the house. At this end of the house there is also a utility room, cloakroom and WC. On the first floor a broad landing with decorative arches leads to six bedrooms. The principal bedroom and the main guest bedroom both have their own dressing room and bathroom suites. Four other bedrooms share a family bathroom and almost all have their own walk in storage and an original fireplace.

On the lower ground floor, accessible from steps within the main house or by its own external door, is an independent apartment. Integral outbuildings
The outbuildings at Cargill House are incorporated into the house under the wings on the lower ground floor. At the north side of the house is a garage and a store room with direct access into the main house. On the south side there are stores and a WC.

Garden
Cargill House is approached through remote controlled gates which open to a short gravel driveway leading to a turning circle in front of the house. Just over 3 acres of garden and grounds surround the property. At the front of the house there are beautiful mature trees which include copper beech, spruce, yew and a monkey puzzle tree. The grass between the trees is filled with spring bulbs while on the river side of the house a neat expanse of lawn sweeps down towards the river with a path leading to a pedestrian gate to the riverside.

Location

Cargill House is situated in a sleepy rural hamlet on the banks of the River Tay. The house is positioned beautifully in a slightly elevated position with uninterrupted views over the water. The Cargill and Ballathie beats – two of the most famous and accessible salmon fishing beats on the river – are immediately below the house.

With the Perthshire hills and Angus Glens to the north and east and the Fife coast to the southeast, Cargill House is ideally positioned to take advantage of the many outdoor pursuits that are on offer nearby. In addition to fishing on the Tay, there is fishing nearby on the rivers Isla and Ericht. The tranquil location is nevertheless very accessible; the A9 is only 9 miles away, there are direct train services from Perth to London (about 6 hours) and Edinburgh Airport is 51 miles away. There are also daily flights from Dundee Airport (18 miles) to London City. Private schools within easy driving distance of Cargill House include Glenalmond College, Strathallan, The High School of Dundee, Ardvreck, Morrisons Academy, Craigclowan and Kilgraston.

A full range of shops, health and professional services can be found in nearby Blairgowrie, just 6 miles away, or Perth (10 miles). Dunkeld (12 miles) with its historic cathedral and picturesque setting on the Tay has a growing selection of independent shops, cafés, pubs, bakeries and galleries.

Directions

From Perth take the A93 north towards Blairgowrie. After about 8 miles (having passed through Guildtown) and before reaching the Beech Hedge caravan park, turn left down a small lane to Cargill. Follow the lane towards the river and after about 300m the entrance to Cargill House is on the left hand side.
