The property for sale is a diverse and very attractive woodland located in the west of Scotland, 2 miles north of Kilbirnie and 2.5 miles South West of Lochwinnoch in Renfrewshire. This property presents an excellent opportunity to acquire a productive conifer woodland consisting of approximately 28 hectares of young Sitka
Spruce crop and plenty of scope to expand the existing woodland for further future income.

Access
The woodland benefits from two access routes off the public road as shown on the attached plan. The access to Lamb Hill is included within the sale, with no restrictions of use. The seller will retain a right of access. The access to Castle Hill will be retained by current landowner with a right of access granted to purchaser of lot 2.

The Woodland
The woodland extends to a total of approximately 37 hectares.
• Planted in 2016, lot 1 totals 42 hectares (ha) and consists of approx. 23ha Sitka Spruce, 4ha Norway
Spruce, 3.5ha native broadleaves and 11ha bare land.
• Lot 1 includes Birkhill Wood - 2.5ha of mature woodland consisting a mix of broadleaves, Sitka Spruce
and Larch
• Planted in 2017, lot 2 totals 17.4 hectares (ha) and consists of approx. 3ha Sitka spruce (improved), 0.5ha
Norway spruce, 0.4ha native broadleaves and 14ha bare land.

The woodland has been actively managed in recent years by Bell Ingram with a beat up completed in March 2021. Both sites are well deer fenced with pests controlled by current landowner. No further deer fencing is required for expansion as all 3 lots are completely enclosed. Young crops are establishing well with further maintenance payments due until 2022.

Lot 1
Lot 1 includes Birkhill Wood, which is a mature woodland comprising mature broadleaves on the Southern part of the woodland adjacent to the burn, and mature Spruce and Larch on the Northern slope and within the gully
area . Sitka Spruce was clearfelled in 2014 and restocked in 2015 with Sitka Spruce and Norway Spruce, which are both well established.

Lot 3 – Bare land
Lot 3 is a 17.8ha parcel of rough hill grazing land graded at 6.2 (National scale land capability for agriculture). Soils are a mix of mineral and peaty podzols. The land has a general southern aspect – 297m to 205m ASL. Historically, sheep have grazed this parcel. However, it does present potential for the creation of new woodland with surrounding land showing exceptional growth rates for improved Sitka Spruce. There is no requirement for
further deer fencing as plot is enclosed entirely by existing deer fencing.
