Research shows that there has been a house on this site since 1680, and that Holt House - originally a house and a cottage - was rebuilt in the late 18th century and has been both a boarding school and an independent chapel in its past. Today, it's a wonderful five bedroom family home full of character and light, with modern-day fixtures and fittings.

Inside, its elegant hall, with arched features, elevated ceilings and wrought-iron bannisters reveal its diverse past. There are two good-sized living rooms: one with dual-aspect windows, a stone fireplace with open fire, and wooden ceiling beams; the other, larger space, with three windows on one aspect, doors onto the garden terrace and an impressive marble fireplace with woodburner as a focal point.

The dining room also has a fireplace, generous proportions and windows overlooking the garden. From here, the kitchen can be accessed via a butler's pantry, just one of the characterful features that is not only practical but adds a touch of personality and interest, as does the kitchen's original flagstone flooring. Here, there's an AGA range, as well as an electric oven and hob, and plenty of storage in the dresser and cupboards that have been updated and refurbished. There's a glass door that opens onto a patio and west-facing garden. A side door in the kitchen leads into the boiler room and another door into the hall where the flagstone floor continues on into the utility, boot room and WC. The study has oak floorboards, a fireplace with storage in both alcoves, and a wall of bookcases; the window here looks to the front of the house.

Upstairs, a floor to ceiling window allows light to flood in. There's a shower room immediately to the left, and across the landing, a bedroom. A hidden staircase from this room links the second floor sitting room (or additional bedroom) that has a pitched ceiling with roof beams revealed.

Back onto gallery landing, it wraps back on itself, revealing an arched door up to the first floor where the bedrooms are found. Here, the landing stretches along the width of the house and is lit by a large skylight. All the rooms have impressive proportions, built-in storage spaces, attractive period windows and multiple historic details. The principal bedroom has an en suite with shower and bath, the family bathroom has a bath with overhead shower, plus there's a rolltop bath in one of the bedrooms and an additional shower room next to bedroom four.

The Lodge Situated to the side of the rear garden, the modern, brick annexe has recently been refurbished and consists of an open plan kitchen/dining/living space and bedroom with a shower room. With its own courtyard area, the annexe feels private, largely due to its carefully planned aspect, fencing and planting. With the potential to achieve a substantial rental income.

Stone paving wraps around three sides of the house, forming a path that leads from the front gate to the front door and footpath around to the rear garden - the whole of the plot is enclosed by iron railings, brick wall or fencing. In the rear garden, the paving close to the house is wider, with space for outdoor dining furniture and seating. A curved brick path crosses the flat lawn that's edged with borders packed with season flowers and shrubs. A hedge at the far end of the lawn separates it from the gravel drive which is access via electric gates and has room for 3-4 cars. At the very rear of the drive and garden, there's a raised vegetable plot and shed.

In all approximately 0.27 of an acre.
