The property lies approximately 1 mile to the north east of Trimdon within the Durham County Council local planning authority area.

There is easy access to the major business centres of the North East, such as Newcastle-Upon-Tyne, Sunderland, Middlesbrough and Darlington via either the A1(M) or A19, each of which are a major north/south trunk road.

Setting the Scene
Due to the holding incorporating arable land, mixed broadleaf woodland blocks, a pond and running watercourses, there is significant opportunity for creating an enhanced environmental mosaic. The parcel of grassland which extends to 4.56 Hectares (11.27 Acres) is not eligible for these options, however it could be eligible should the necessary permissions be obtained from Natural England to convert the grassland to arable land through an Environmental Impact Assessment.

There are 15.90 Hectares (39.28 Acres) of existing broadleaf woodland in four blocks. One of the woodland blocks also includes a pond.

The land presents itself for large scale tree planting and as this would be new planting, it would be eligible for the Woodland Carbon Code. This provides any prospective buyer with the ability to register carbon credits. These credits can be used to offset one’s own carbon emissions and/or be sold to others looking to offset their emissions.

Under the England Woodland Creation Offer scheme, there are a number of woodland planting incentives applicable to the land for specific woodland design characteristics over and above the baseline capital payment rate. Independent professional advice should be sought in relation to this.

Basic Payment Scheme
The Vendor has claimed the 2022 payment, and the sale contract will oblige the purchaser to sign an indemnification that they will maintain the land in good agricultural and environmental condition and follow the rules of Cross Compliance. The indemnification will hold the purchaser liable should the Vendor be penalised for breach of cross compliance due to actions or negligence of the Purchase.

The Basic Payment Scheme entitlements are not included in the sale of the property.

Tenure & Possession
Part of the property is understood to be freehold and part is long leasehold with 593 years remaining on lease.

Sites of Special Scientific Interest
There are no Sites of Special Scientific Interest present on the land included, however the Charity Land SSSI lies within one kilometre of the property which is a grassland and flower habitat. This site could have an impact on the type of future land use.

Rights of Way, Easements & Wayleaves
The property is sold subject to and with the benefit of all rights of way, water, drainage, water course and other easements, quasi or reputed easements and rights of adjoining owners, if any.

Watercourses
The Hurworth Burn runs along the north and east of the land. The River Skerne runs to the south of the land and joins the Hurworth Burn to the south-east of the land.
